some units already have curtain installed. VP ade?
*
Yes. VPed already. Can see some owners cars parking at carporch at night and also with curtains & grills installed.

And Yes, cannot resist the temptation and booked 1 schubert yesterday blush.gif . Was told the unit will be ready by end of this year. Actually, it was quite an experience to preview an available unit and then deciding whether want to buy or not....lol biggrin.gif

More photos on the units with owners (With curtains & grill)

Hey bro, kindly update the net price of Schubert & beethoven, I have fren interested on this.

Thank you  notworthy.gif

Schubert is around $1.6-1.65 mil. After discount would be $1.45 mil.... better ask your friend to ho to SH and take a look himself. To be honest, not all units are good. Some have less garden view or nearer to opposite row.

Depends on you unit price. They give 10% discount which actually will become you 10 % downpayment. The booking fee is RM5000. So if a unit is RM1.6mil, then the discount would be RM160k.... brows.gif

almost 200k discount?

do u know how many % sold for Schubert?
*
No sure about the sales, bro. Coz their sales chart is not up todate. But nice units are mostly taken up. "not so nice units" (less view, less landscape) still got a few left....

I visited Beethoven last weekend, very disappointed the completed pond especially near to the playground, water quality very bad and not flowing. Can cause significant mosquito production. Beethoven owners please to file a complaint to developer.

To be honest, the interior layout is not well planned. Will be doing quite a lot of hacking, if permitted.
And i just love the swimming pool (NOT a LAP POOL, ya rclxms.gif )

I saw few families having gathering at the clubhouse on Saturday morning. And the kids really have fun running around at the playground area......

Were you there?

QUOTE(ROSS_Solar @ Sep 8 2014, 10:28 AM)
Okay, gentlemen smile.gif A quick report on Beethoven after living here for 2 months:

Overall experience is really good for now. It's quiet, feels like a resort living. Though there is still undergoing construction nearby, it's not really disturbing or too noisy. Beethoven gardening staff are still working on landscape improvements, slow but steady. Also, I hope they will finalize that water treatment/pond cleaning, cause it's not looking good now, covered with aglae :-/

OperaHouse's gym and pool are good, but cafe has to improve A LOT, choice and quality of food there isn't at the level we expect.

At the moment, there are 9 families living here, and 2-3 houses under renovation, so we expect more people moving in soon.

Shopping @ groceries... Well, for now, there isn't much choice, but to drive to AEON @ Putrajaya or IOI @ Puchong, despite there are lot of small mini-marts/groceries, they don't provide variety of products/food we got used to. Hopefully, D'pulze will start to operate in next couple of months.

Eating out - no problem here, found few nice places to eat /w Middle-east cuisine, Chinese, etc.

Well, basically, that's all smile.gif If you have any questions - don't hesitate to ask

Got VP letter for my schubert last week. Gonna arrange for handover next Friday. In the VP letter they collect advance 4 mths service charge. Based on that, I've calculated the fee is approx. at RM0.30 psf

Hi,

Quick question: How to calculate maintenance fee per square feet?

My 4 months deposit was RM2,661.12
*
Maintenance fee is calculated based on your parcel plot size (stated in your SPA) , not parcel built-up. Multiply plot size by RM0.30 and 4 mths should get your figures.

REALLY DISAPPOINTED. There are some defects but no rectification was done, after collected my key for 1 month!! NOTHING :-(

I think they are busy finishing others in order to VP on time but you can not treat your customer like this, after VP and ignore the defects
