I recently checked on Schubert price -
Type 1 (High Ceiling), phase 1 - Still the old price (which i bought around 2013 Chinese new year) for 1.56 Mil with 8% discount - Some units available.
Type 1 new phase - Increased to 1.6 Mil but the discount is 10%

so both work out to almost same price.

Hey Guys - could you give me some pointers on what to check with regards to defects? This is my 1st time with a new home from the developer.

Aside, i saw the Skylight in Schubert is very dirty. Is it something the developer needs to clean before they hand me the unit?

I had mainly the following issues so far:
1. Dirty walls
2. Painting above wood skirting not properly done
3.Cracked tiles in some bathrooms
4.Silicon glue around bathroom sink top peeling off
5. Shaky glass railing
6. Doors have gaps after closing
7. Wood flooring have paint stains (looks like they have washed it but the stains are still visible)
8. Dirty skylight
9. Some light switches not fixed well to the wall
10. Deck outside the house has a lot of paint stains

I also noticed the low water pressure on the top floor; when i raised it to the management office, they said to make sure the water pump is working and the top floor is getting water from the tank and not the main water line. But i still didn't fix my fuse to the house to verify that (not living in the house).

To home owners @ SH. I would advice you to check your defects thoroughly before the DLP is over.

I had quite a number of defects and some of them from the top of my head -

1) Major leaking problems in different parts of the house.
2) Drain blockage
3) Various wiring problems
4) Broken tiles in various different areas
5) Aluminum door problems
6) Cracks on walls
7) Worn out paint, especially the court yard area
8) smart home switch issues
9) wood flooring damages
10) permanently stained tiles
11) Water heater issues

that's all i can think of, for now. You need to check everything thoroughly and vent your disappointment to UEM or else they always blame one another. especially there are multiple parties involved. Such as 1) The Management 2) Project Handover Department (PHD) 3) Project Team 4) Contractor 5) Sub Contractors.
