Mainly for flip, many cash-buyers for own-use, vacation home and business transits. Rentals in KK is more of tourist and industry-driven like oil & gas, offshore finance, timber and trading.

KK is a tourist destination, not only within Malaysia, but SEA & Asia, especially those HK celebrities and eco-tourists from Europe. The natural resources like Mamutik Island, KK Park, Mt Kinabalu. hot-springs, beaches etc. So, it wouldn't hurt having a few more. There is only 1 mega mall in 1Borneo, the rest like Warisan Square, Karamunsing Complex, KK Times Square are just medium commercial clusters conveniently scattered around KK. This Likas project is not a mall concept.

Sorry, what I meant was, the concept will be like Bangsar. And the selling proposition is to enrow the ground floor retails with Pubs & Bars, with the seaview to build an expat hang-out. Believe there is currently none of such concentration of entertainment and leisure in KK. The upper retail will be branded boutique stuff, to fet the appetite of the guests of adjoining 5-star Hotel.

Yes, KK prices not cheap anymore especially in recent 2 years. Doing catch-up with Johor and Penang. There's an article write-up in The Edge about the rise of properties in KK. You may get more general view of the current market directions in KK.

Sorry not to hijack the thread. It sounds like an interesting development. But pub&cafe with sea view, Kk got alot. Best example is waterfront. Nowadays im not sure whether property near sea is safety or not? Hehehe

yup, read abt some of the discussions of their projects at propertyWTF..

http://www.propertywtf.com.my/shah-alam-kl...-klang-t49.html

http://www.propertywtf.com.my/other-states...-sabah-t30.html

the principal of this developer has gained entry into a couple of PLCs thru the backdoor recently and very likely, these 2 projects may be assumed by the developer under the wings of its new enlarged profile.. shall leave the rest of the interpretation to whatever that has been reported in the market..

A joint-development project between

Warisan Harta Sabah Sdn Bhd (developer),

Sagajuta (Sabah) Sdn Bhd (developer) and

United Sabah Islamic Association (landowner),

QUOTE
KOTA KINABALU: The State Government’s strategic investment arm, Warisan Harta Sabah Sdn Bhd, has been rebranded as Qhazanah Sabah Sdn Bhd, with continued focus on the State’s development plan, Halatuju Sabah Maju Jaya.

“This rebranding exercise showcases Qhazanah Sabah’s strong commitment to its objective of transforming Sabah into a progressive and developed state in Malaysia.

the 1.5 million sq ft shopping mall boasts shopping, leisure and dining outlets besides containing a deluxe hotel, a specialist medical centre and a private college.

Qhazanah Sabah Berhad generates revenues from its subsidiary companies which operate business ventures ranging from ports management and services, telecommunication, motor vehicle ownerships and transportation related services, energy, property development and ownerships, sterilization and provision of medical services.

Qhazanah Sabah Berhad was incorporated on 6th April 1995 as an investment arm of Sabah State Government under the Malaysian Companies Act 1965.

It was initially run as a public limited company but subsequently became a private limited company on 15th September 1995.

Now no more?

LHDN big case

KLANG:

Dermaga Suasa Sdn Bhd (DSSB) and Sagajuta (Sabah) Sdn Bhd subsidiary Legenda Erajuta Sdn Bhd (LESB)

will revive an abandoned project in Klang known as Intania Klang while developing a new concept street mall named 1Gateway adjacent to it.

DSSB said it has received the green light in December 2010 from the landowner, Port Klang Authority (PKA) to complete the abandoned 16 units of shoplots located in Taman Datuk Abdul Hamid on what used to be the site allocated for PKA senior staff quarters.

So now 1 Borneo mall owned by sabah state government?
