hi

i have not get my key yet as the process still on-going. according to my lawyer, i should get my key within 1-2 month.
my question is can i start do my house renovation? or i can do it secretly? or any way i can start do renovation?

Hi There

The house must be handed over to the owner before any renovation can start. otherwise authority will drop by and start giving trouble. Doing it secretly is possible but there's no guarentee that majlis people will not snoop ard...

Is better to get the key before doing any renovation. If any problem and can't change name. You have to redo back to original condition and hand back the house.

Majlis won't know when u will get the key but they are the one who will issue ccc (last time call cf) to the developer. So if they see anyone start doing renovation before issuance of ccc...there will be trouble. So once the developer get the ccc clearence, they will arrange to hand over the unit to owner.

Yours is new or 2nd hand house?

New development, the Majlis usually got package deal and cheaper. They will be a runner going around and help you apply permit to renovate and is usually cheaper.

My colleague got her key, the Majlis contacted her. Paid and get permit like in a week only. Even allow her to start work before permit.

ya correct; if there's transfer of ownership issue, then it will create the complication......btw, if you don't have the keys, how do u do the renovation? rolleyes.gif

Sub-sales (tender right?), is better to wait till you can submit to name change before do anything. I hope your house are vacant.

Like mine, took me 6 months to go into name submission. Because the first owner is HK owner and need to change the old title to new before submit for name change.

mine is new house. sub sale means not direct buy from developer but from those house owner. those ppl buy house but don stay. they intend to earn through selling.

huh, Majlis got provide renovation meh? 1st time i heard...keke...

well, we can find those lock smith and unlock the house..do renovation ..haha.... but i only worry the consequences like mention above ..what if

Ok. Know i know what is sub-sales biggrin.gif TQ.

Yes, the majlis do that if the housing area are new. If your new house been sometime maybe no more such service.

Depend on which majlis. Some like MPSJ quite fast one, some have to wait a bit longer.But in any case, better wait for the key, all documentation properly done then start renovation. Cheers!

Dear Vincent,

Have you signed the S&P agreement? Did you have the Vacant Possession of the unit a.k.a VP... If yes, you might go ahead for the renovation...

BTW, just some advice to everyone here, once you house get renovated, in common law, you are required to re-apply for your CF... anyhow this really required alot of resources if your renovation is extensive...
