If let's say my condo (20th floor, 1 floor before water tank above me) ceiling always got water leaking problem, is it safe or recommended for me to install plaster ceiling? what safety measures i can take before installing my plaster ceiling, do i need to do any repair to my ceiling ? since water tank is above me, leaking problem might be frequent and i don't know how to stop this problem, but i want to install plaster ceiling (l-box) to my ceiling. any help ?

if you don't want to involve other people (like asking the management to do leak prevention, etc), you can ask to contractor to waterproofing your ceiling and part of the wall.. well, this is just an idea..

waterproofing need to be done through the above floor not your ceiling and keep inmind it involved hacking, and if your contractor make thing worst, than your will be respondsiable on that. Also since your above is water tank which meant supply to whole building, you didn't want to take risk on it.

Hence I suggest you better get management resolve and you no need to pay a single cents and any risk....

The top roof leaking should be the management responsibility. Why should you pay for damage cause by the management inaction.

Write them a letter and INSTRUCT them to repair it and also pay for redoing any damage to your unit. Inform them if there is no action within 2 weeks, you will go ahead and do the repair with outside contractor and charge them for everything you will and might incur. cc copy to your local council and their lawyer.

Typical building management, take money quick quick, action no hear.

thanks for the feedback guys...it is responsibility of management/developer to repair it, btw it's a new condo, just finish built and got the VP, collected the keys but waiting for CF, did my own inspection of my unit n found this problem...planning to take action..they must repair it correctly without any problem in the future...else i will sue them smile.gif

If you have just collected the keys from the developer, then it is still under the defect liability period. The developer is responsible to rectify all the problems/ defects. Not the management company. List down the defects and submit to the developer. Get them to acknowledge receipt and ask them for the date when the defects can be completed.

Better to get all the defects done up by the developer (via their contractor) before you start your renovation work. Else, they will put the blame on your renovation contractor
