2nd grind too dusty did not take photo, but look much better especially after apply 2 layer of sealer.

The batten suppose to be a better way, and is also the old way.

If water spill over the floor, it will slip through the floor board and go down to the baton and slowly dry. This make the solid wood last longer. Without batten the solid wood will soak in the water and go out of shape.

This batten is also hard wood (think is chengal can really recall), is harder than merbau.

Hardwood flooring with batten installation is more expensive than just glu the wood flooring.

Think you need to ask them, because some hard wood supplier can do as cheap as RM 10 / sqft, but without batten, use only glue and conventional varnish (oil based). Even the installer i use have the cheaper version i mention.

A lot. You can check out their website www.parquet.com.my give you some basic to start with. The promotion price are glue and oil based varnish. For water base + batten add another 50%, Skirting is RM 5 per foot, stair is RM 30 per Sqft. And if you use 90mm width wood is also RM 2 extra.

Introduce by my contractor, is not really cheap, he only do the layout we want, do the architect drawing, submission and take care of the approval. My wife and I design the layout.

My 2cents only:-

If pre-finish hardwood flooring they don't use batten. I talk to few hardwood company they all advice to use batten because is much better for floor level, and also better water protection as the water will flow down. Of course if its flood nothing can be done.

S4S or TnG, they can do without batten is a cheaper installation.

Depend on the paint too. It look more modern without the riser.

This depend on the material use by the installer and the floor condition. It suppose to be much better than just flue the floor board.

Finally, all 4 normal door installed, and 1 double leaf door 95% installed. This uncle take 2 days complete. Most time consuming is my double leaf door, is not fully installed, The Samsung bracket need to be modify, I'll do it later and install, not major.

Double leaf door with Samsung SHS-5120 digital lock + Jimmy lock. Took uncle 2 hours to get the hole for the Mortise, and I do the installation. Warning, if you plan to use SHS-5120 or similar lock, is best to have door thickness 40mm. Mine is 38mm, making the installation tricky and bracket need to mod.

Is cheaper than Tiles, original floor is already Broken Marbles, just the extension need to put in the broken marble. The risk is finding the exact match. Lucky i found similar matching.

Skirting, some big h/w shop will sell, and most door seller will sell too.

Door custom made solid door, can give them design, they will do it. With the CNC machine many design are now possible but solid wood do have its limitation, can get one single pieces door, and will still crack if expose too much in outdoor.

70% original from the house. The extension at the main door is new broken marble.

I brought 1-Ton broken marble about RM 280, can install about 130 to 150 sqft area. Some color are more expensive ranging from 250 to 400 per ton.

Installation and polish of the extension is RM 700, and polish the old marble is RM 300. So total is RM 1k for installation of 100+ sqft area and polish ground floor.

Don't have the contact already because so near my in law house. Is at Salak south. You can google using this coordinate (3.082149,101.69644). Is near the Salak South Hong Leong bank, just outside the bank there is this up hill road, follow the road up before the flats, you see some wooden shop house, and "mud guard" shop. The marble shop is behind the "mud guard" aka car paint shop".

I go they buy the broken marbles, the old lady is bit fierce but so far been there few time is not too bad. And in the office usually this uncle Chin, can arrange help to do the installation, if he not around you ask the old lady to give you his number.

If you plan to extend the old marble with new marble, please take some phones of your old marble, the old lady won't help you choose, you need to decide the matching yourself. Bring some water it help to give you see the marble when is wet. If not marble will be whitish before polish.

Transportation of broken marble is additional charges. They sell marble skirting, pebble wash, and some nice stone.

I don't know what color he use. Ask him to match with my flooring.

You give your designer my door picture ask him find out. You need to make sure the hardwood door have good wood grain. Mine so so only. Cause i get ready made wooden door.

If get the engineered wooded door got much nicer design too.

That is good. Did the designer give you grade 1? Grade 1 wood grain and color are more even.

BTW, painting the door is not cheap oh. Mine inclusive of painting the door frame is RM 240.00 per door, and my main door extra RM 150 cause very tedious too many line. Furthermore all this sifu need advance booking. So hard to ask them come. Took him 3 days for 5 doors.
