The 75k you mention above sound right provided you did not add anything, but i think you missed 50% of the major cost.
Have you add the following?

- Permit application
- Tiles, and tiles labor
- Plaster ceiling if any
- Toilet water proofing
- Change of toilet WC
- Painting
- Kitchen Cabinet
- New door + frame
- Windows
- Alarm Wiring and system
Still got more to go.

What is the spec difference between Big and Small material?
Is it the window frame or glass ?
What is difference between inner and outer rubber?

Round light  RM5.00 /per cut hole

Cornice RM4.00 / feet
