Phoenix69,

what are the available frames in market & why 34 is preferred?
You still hav your old ceiling on? unsure.gif
*
34mm is the thickest I could find. Thicker = stronger, flex.gif

I deliberately left the old ceiling layer on.
With 2 layer on the top roof ceiling, I hope to get a little extra insulation against the heat. tongue.gif

CAT 6 cable damm pricey .

After discussion with my 2 IT professional friends, hmm.gif

My Personal Conclusion (and self justification) sweat.gif
Good to have but you I will not be able to utilize the full capacity currently.
In future maybe... a BIG "MAYBE", yes, "BUT" by then maybe CAT 7 or above will supercede this. tongue.gif
So CAT 5e is more than sufficient. icon_rolleyes.gif

Ten-Gro Lighting. (they do not stock-you hafta wait)
Wong Lighting have stock but pricier.
Price depends on configuration.

Just a general question, is it worth to buy 2nd hand house in quite bad condition then have to spend hundreds of thousand to reno
*
No right answer here.
It mainly depends on what the buyer wants.
As for me I am renovating a "home" at the "location" I want. blush.gif

QUOTE(ozak @ Dec 18 2011, 08:00 PM)
If your new house facing an empty land or no house, you don't no what will the developer going to do with it. You may facing a apartment, flyover or a dumping ground.  sad.gif

New house can't see the defect which need time to surface.

New taman maybe longtime to get facility and probably don't have at all. The famous is fix phone line which you need for Internet.

Added on December 18, 2011, 8:13 pm
How long can your developer warranty? Most of the defect surface after long warranty expired. And don't forget, once you Reno your house, the warranty is void.

In my taman, there is a case where the ground land move and cause few house structure defect. One house drag another house down cause it is double storey link house. It take 7-8yrs to happen. Take fews yrs to sue the developer. Only now the developer start to repair.
*
This is also one of the main reason I bought a 2nd hand house.
I bought my first house from a developer brand new (When I was young and much more stupider tongue.gif )
Ran in to a host of problem.
1. Delay extra 2 years.
2. The lot of land has grand plans, but world economy was at a down turn then, all other lots did not get developed.
3. The other surrounding land by other developer got developed too fast and when that happens, there was a slow uptake, this cause the shops to be populated by low end business which makes the area enviroment to be low class.
4. With this I just want to sell of the house which took another 2 years after to finally find a buyer.
5. Selling price (untung RM8,000), but interest cost, legal cost ..etc, etc, etc.... overall approx Loss RM 28,000++ cry.gif
Haiz.. occupy 7 years of my life doh.gif

These item are not contractor fault.
Can't blame contractor if we only discover that the design is not suitable after build up as per our design thus need a re-do. doh.gif

Your plan run haywire?
*
My plans looks good on paper but in actual result differ and turns out ugly then the principle I have apply... cool2.gif
If want to do reno do now. No later, later is never.
If do reno, do correctly, if see its wrong redo while its doable.
If sakit now (budget) let it sakit lor, no more next time sakit.

My plan are flexible, not haywire, just my budget haywire cry.gif

why you select Rubina and Deka, is not either one of it will be better?
*
I select rubine pluto because I plan need a model that has
1. Bright Light (Rubine has 2 built in bulb so can put 2 pcs energy savings bulb) bright liao. cool2.gif
2. Low ceiling height- total fan height, only 18". nod.gif
-Gonna pot it outside my car porch.

I select Deka because so far in LYN have not seen any complain about this brand yet. tongue.gif
