Arr...I just understood that sealer is kind of emulsion paint too..So, I don't need to paint another layer using Maxilite...A layer of sealer enough..

I paint plaster ceiling with Maxilite....

Sealer is not emulsion paint instead it was chemical combined paint.. The purpose is to prevent the moisture content of the plastering to affect the paint.. Apart act as base coat..

If already done skim coat, is sealer still require?

Is skim cost of 30 cents per feet + material, is that cheap or expensive for estimation for area of 419 m² or shoud just go for painter service which skim coat itself been ask for 2.5K for my internal

Hardware painter recommend me don't use maxilite as it will have powder form in long term. Hence I use white paint mainly for all my ceiling. The results is much better than maxilite because my mother in law house celing use maxilite.

I let my painter do the skim coat( I buy for them) for my hacked wall and old holes, after skim, they wait the wall to dry and then sand paper the wall, the only paint. As my internal the wall condition still ok, no require any sealant. But exterior I applied sealant.,

Shoudl the wall smooth within feel like having sand feeling? or how should it be?

Purpose of skim coat is to make the wall straight so can use Gloss paint. Is that not the case?

Internal wall should feel smooth.

Put on 1 layer of plaster or joint compound on the ceiling and wait for it to dry up completely. And then put on the 2nd layer of plaster or joint compound.

Pls check out the video how a professional plasterer will do a ceiling back in Boston: http://www.youtube.com/watch?v=uOoG2rdc-Mw

I noticed on the video that it was done on a plaster ceiling (board) , not the original ceiling. blink.gif
Does this means that we need to install plaster board?

No need to. On plaster board you need to put on one layer and on rough surfaces, have to put on 2 layers and the result will be the same. Only a professional will bring it out with the good result or perfect. But for texture ceiling only 1 layer of plaster is good for any surface or plaster board.

For info of all, sealer is recommended by the paint manufacturer in all surface. One should only avoid sealer really cost really does matter.

After my paintjob I did a bit of hacking on my skirting and some pieces of paint that was already loose where the skirting meets the wall fell out. Does this mean my painter didn't do a proper paintjob like failed to do something that painters should do before the paint colours ? I need to rectify it without repainting my place.
