i called Swan & Partners last friday, Asiah who in-charged the loan told me that MS not yet sign the MOT, so lawyer firm not yet advice the bank to release the loan.

1st, the KR main gate near the club house is for the Semi-D where there are Strata Title properties. 2sty, 2.5sty and 3sty are individual title, that's the different between us. Their maintenance fee is calculate by sq ft (G&G concept), we are lump sum 100 + 50 (guarded community only).

i remember the SA told me before, Semi-D has it's own security system (separate with link-houses), people with the pass only can enter.


2nd, there is a big "longkang" between the link-houses and club house. dont think MS is going to make the damn big road on top of the longkang.

how do we link-houses go to club house? MS is going to built bridge on the longkang, so we link-houses just walking to enter club house.

link-houses got 2 gates like u said, 1 located on the current 2.5sty show unit there, another gate located on Jalan 4/7 where 2.5sty and sty meet each other.

i think gate on 4/7 will be the main gate for link-houses.

depends how much we pay to MS.

i think up to 65% of 2sty & 2.5sty owners are from MHJY, the price get from MHJY is 150k cheaper than MS (after upgrade plan).

that's why MS didn't treat important for 2sty & 2.5sty

if guarded community, let say a visitor wan to enter this area, shall they give any ID to the guard house? if so, then your idea is not working already.

if visitor pass the ID on the gate 4/7 when they enter, if they leave on gate DU 4/1, how they get back their ID? dont think the guard will manually pass the ID to another gate sweat.gif sweat.gif

just called lawyer firmed, confirmed that MS already sign the MOT, and lawyer firm already advised Bank to release the loan.

Now gotta chase the Bank to release, otherwise MS going to charge the late payment.

heard from lawyer too, those who bought from MHJY only entitle to get free maintenance RM100 for 1st 2 years, gotta pay for clubhouse RM50 since we get the house key

today received a letter from MS, about the TNB & Syabas (water) application.

fill in the form and pay RM940 for that. But there is a difficulty, which is the unit no. in mailing address, where our Phase 2B unit no. is not applicable for that.

and i realized my row Jalan DU 4/2 is the weirdest street for Phase 2B. coz we got a MHJY ori show house, non-upgraded unit, and MS/upgraded unit in the same row. sleep.gif

just visited the site today.

my row, 2 storey
1) plaster ceiling works all done, spotted few places got water leak! sleep.gif
2) windows glass installed
3) alarm cable for all windows installed
4) most of the doors installed, bad quality, only main door is solid wood, but plain designed
5) gate's wall work done, all 2 sty units still attached to MHJY old design, unlike the lawyer said before, "wider gate for car entrance" only 1 pillar tiang
MHJY design: 2 pillar tiang, narrower gate. what worse is, the sampah area, you cant throw the sampah from the car porch (there is small door for the sampah area), gotta get out from the gate, throw sampah from outside, damn very stupid design!
