anyone heard abt this project ah?
good for investment or own stay?
my fren told me its going to launch at de end of this month,
and de launching price will be higher =..=
located at taman petama, RM400 psf (kinda expensive for cheras area)

comment?? (just ignore de watermark number haha)

the cemetery is quiet far away (imho), walking distance is about 10 - 15 min

not too sure about it, unless it is really high, else the low cost apartment in pudu ulu might be blocking your klcc view

now price of prop will only goes up, no matter where it is near.
either cemetery, rubbish bin, recycle center or even traffic jam. investors will still buy on soft launch and flip them after completion.
land is getting lesser and an unit in prime land will still be able to sell, no matter wat...

suggest for own occupation, low density for own stay is cosy... however, in long run, the appreciation might be slower as low density, not many transactions, value appreciate lower. Get it if u like the location ...

went to show unit yesterday at 6+pm, security guard told me close at 5pm mad.gif

gonna visit again, luckily i stays 3 min (walking distance) from there.... anyone who like to know more about this area can buy me lunch, i will share with you my 20+ years experience in this area tongue.gif

For your guys information , Sky Vista Residensi will open back the units which still available that previous buyer can't take loan from bank.This Saturday & sunday ( 18 @19 June 2011) they will relaunch again to attract buyer to the show room

Just called them up.. 1450sq feet is still available (but limited units lar) and it's priced at 600k.

If it was a 100k cheaper can consider... but for that price, there are lots of options even at MK.. lol

Couldn't agree more!! At the very least the developer is very well known of quality execution & location of Seringin is not bad.

But many people did not aware, they is a small cemetery just infront of the chinese temple. When you buy the unit facing KLCC, sure will see the cemetery.

Went to the sales office today, saw the temple just beside but did't see the cemetery shocking.gif
Thanks for your info!

A friend of mine booked 1 high floor unit with KLCC view abt 2 weeks ago but his loan still not approved yet, so I am thinking of taking over his booking...

But if comes with cemetery view sad.gif

Seeing the temple near the site, I did ask the SA specifically whether any cemetery nearby the temple, he said NO vmad.gif

The SA did say that the future condo by TA Global (next to Sky Vista, to be launched early 2012)
will have the view of the christian cemetery situated along Jln Cheras.


Btw, is the small cemetery "full" already one or still open for biz one?

i have no idea is still open business or full, but guess is full. maybe the SA also don know about it, my fren just staying the flat there, he said was chinese graveyard near the pond just infront of temple. u can go ask residencel staying there...

Actually I quite like the layout especially type D, location also not bad & the sky terrace (not sure what it really means, haha) mmm... but yes the price is really bit over-priced. If it's 500K, I would strongly consider.

saw the various unit floor layout plans, the design is excellent! 10 - 15 minutes drive from KL City Centre, sitting in the middle of a matured township, toll free access, freehold land, low density design with ample carparks to avoid future congestion, and spacious living area caterring towards growing family. considering cheras area is running out of land for future residential development, i think these units are fairly priced starting @ RM 430 psf and in my own opinion, it is worth buying.

shop around then, it can't get any better than this.

Next to several blocks of really old low cost flat and a chinese temple.
There is no main road to access the condo but have to go through small road from residential area.

Those are the first thing that caught my eyes.

Not suitable for own stay if you are not used to that area.

About one month ago when i went to their sales office they still have few units left (around 5 to 6 units) due to rejected loan. The developer is giving 20k rebate at that time. I think now should have fully sold out.

You can go to their sales office to check it out.
