Hi All
I have a contractor and have been dragging my Penang condo renovation for 6 months. Until today it's 96% completed. I have approx RM 2K which I have not paid him and I will not pay him until everything complete.
However I don't think I want to wait for him anymore and decided to get another contractor to continue his work

Appreciate those who experience this before let me know how I can terminate this contractor. Do I need him to sign any agreement or whatever procedure require.

did u signed any agreement in the 1st place? if yes then what was the T&C?

If no then just ignore the contractor they wont able to do anything.

U're lucky atleast they have done 96% and not less than 50%

Hi
I did not sign any agreement with him. There was not T&C
However there is an official quote which I and the contractor agree upon.
My concern is he will bug me for payment even after the men to men talk.

Whats the contractor's excuse for not completing the job?

Hi
His reason is he do the work and unable to collect payment.

FYI I only can payment after he completed the 4% of the work.

not only that u need  to keep 5% or 10% retention money, should any fault/defect within 6months/1 year crops up.

that's what 1 did for my last reno, and i used that 5% to fix any faults/etc (ie. pay another  contractor to fix faults/defect), cos he cannot attend to the faults/defects.

OR u tell him that u keep the retention money, and he shud give u 6months defect/fault, after fixing all defects/faults the within 6 months then u pay him upon expiry of the 6 months.

Hi Nasni
Thank you for sharing.
You contractor must be very good as he allow you to keep the 5% for 6 months.

I do agreed with your statement, but you only able to know whether is RIGHT or WRONG till you engage them. Like me is almost 80% than it only show out, hence I will not give another more job to him or not recommending to anyone.

Hi
I just spoke to my contractor and he told me that if he did not get the remaining money by Sat 21 May 2011 he is going to pour acid to my house.
Terrible.
I will not engage him any more and I will post his name and contact as well as his face in this forum so that nobody going to engage him in future.

This guy is from Penang
