I'm curious, how did you "properly" clean your proc' old TIM? Don't tell me you use bunch of toilet paper to wipe it sweat.gif

Usually i did it like this:-

1) Wipe old TIM with toilet paper
2) Use few piece of facial cotton + nail polisher. Scrub the surface of the IHS until the cotton won't see any residue remain
3) Use alcohol swab to clean the residue from nail polisher chemical
4) Apply new TIM [not too much / little]
5) Mount the new heatsink properly [And again, don't do it half-a**ed.]

And as what bro' Goldfries said, make sure your airflow in the casing is good and ambient temperature also an issue. Get some time arranging your PSU cable properly

P/S : Since your using AMD proc', i strongly suggest you hold your proc' properly else you'll be crying having few bend or broken pins for your proc' sweat.gif

Cable seems good, try push / pull configuration for your 212+. I remember this heatsink can mount 2 fan's on it

Should be ok for a quad core i guess, it doesn't reach 70'c. Mine a slightly better model than you running 58'c on a dual core full load laugh.gif
