I'm just curious to know more about this. Good location, looks pretty nice, size is good, freehold but low price compared to many similar condos. Anyone with thoughts or experience to share?

i know there are a lot of drug addicts around and the quarters houses.. =D
i live in the terrace houses right below pelangi indah.

my friend who parked her car outside of sri intan 2 almost got her tires stolen. but the person who wanted to steal was silly - expect that they can take the tire out without jacking it up. sometimes, i see pieces of window glasses on the floor.

since pelangi indah's entrance is the other side, i cannot say for sure its the same case but please survey because i think the crime rate here is pretty high. many cases happening to terrace houses here. =D

TS,
if u looking for smaller unit like 869sqft,then pelangi indah is good choice.
if u looking for bigger unit like 1100/1200sqft , i suggest u go for sri intan 1/2

Thanks, thanks. 869 is sufficient actually, i'm only concerned about security, maintenance (hygiene) and general population of ppl staying there (mostly young executives? young families? students? foreign workers etc?). i mean, i'm already aware of the jam on jln ipoh, jln kuching etc. everywhere in KL also like that, so can't complain. haha! are u aware of other reasons why price is lower than market rate, no?

rivercity condo just slightly up the road many foreigner. all squeeze into one condo.
can evade authorities easier i guess. stay in close to 400k condo
my friend deliver pizza there told me.

the Maintenance of condo : garden,swimming pool , parking lot
the environment of condo : shops , school
a condo with very nice garden and nice swimming pool is nice for working ppl to relax after work.

try check villa angsana,desa alpha,sri gembira or sri intan

I stayed in Villa Angsana before, it is a bit far into taman, and it is hard to find parking lot. But, that is 5 years back. Not sure how's the parking issue, and rental yield now.

The price of Villa Angsana actually does not appreciate much.

early 2010 its was 200k
but today
Villa Angsana is appriaciate now, its cost above RM300k for the smallest unit
average price tag for smallest unit cost RM320-RM350k now.

Putra Majestic is over RM300k ler. My budget not that high. Hope can find a unit around RM250k only.

Anyone heard last Thursday afternoon got fake police rob in this condominium? I heard from someone said got 7 fake police went up to floor 8-9 and rob 2 units.

What is the market for 1200sqf in this condo? I think better buy near location since jalan ipoh is not pricy compare other area.. i believe jalan ipoh and sentul will bomb 1 day.. cheras having bad traffic jam . Pelangi indah still acceptable and maintenance is cheaper compare other condo. I wish to buy but 1200sqf is fully sold out..

Bro, can always go to the prop website like iproperty, propertyguru or mudah.my to search for the market price or classifieds in the newspaper. I heard the price is really dirt cheap due to some negative reasons so better make sure you consider the pros and cons carefully before buying. Good luck! icon_rolleyes.gif

As of now, the condominium is managed by Clement Management Sdn Bhd.

Recently, access card gate system is installed on guard house to tighten the security for pedestrian access.

The new management company start to improves the condominium slowly.

New licensed security company is on duty now at the guard house compared to unlicensed security company under Pandan Management period.

You should personally pay a visit again on the condo and have a look on 3rd floor area around swimming pool.

Anyway, still long way to go for this condo to recover back. But, I believe that it will realize soon.

Glad to hear that.

In fact it is owner fault to rent it out to foreginer, so cannot blame management of this condo.

As the new management already done their job make sure lift is running all the time (Last time always break down), with better security company employed.

Anyway, I have no security issue with foreigners for past 5 years.

Need to look out for outstanding liquidator fees, assessment , additional fee charged by liquidator for transfer as direct transfer not allowed although strata issued.

Tonnes of hidden costs.

Plus looks like roof is giving way.

I would say must add close to another rm 100k to that price.

Still ok if you have the cash - definitely no bank loan.

I have read the condition of sale - bank is clearly not going to.

i don’t think the borrower is in any position to pay.

More than 10 years completion and I heard from people this unit is still in virgin condition. Owner did nothing for more than 10 years. Anyone able to verify this statement.
Title issued but perfection not done. Still need to deal with the developer. Developer wind up. Liquidator should be around. Subsale still able to sell, refer: https://www.brickz.my/transactions/resident...dah/non-landed/

No caveat bro. Checked. Strata issued. But the liquidator damn leceh to deal with. Loan is a definite no-no.

I was keen at reserve price. Nothing more. Because for that total cost now I can’t get a much smaller unit in hartamas or kiara with better prospects of capital appreciation. That whole place is run down and with no disrespect the community living there is lower/mid - middle class. I can’t foresee any significant capital appreciation. Anyways congrats to the winner. She is a seasoned bidder. I have seen her in many actions.
