assuming you are going there from maluri, 3km further in from leisure mall
not sure how to access into the site, need to pay cheras - kajang highway toll?
good thing is the residency can reach pj easily since the 50sen toll will be abolish in approximately 1 hour...



*side question, any one has any idea why are there so many tolls (3) along the highway over such a short distance?

When the blog site was up, the location map showed that it's at Tmn Rasa Sayang (behind Caltex).....
To be exact it's actually right opposite Green Terrain Condo...means on the left of the steep hill....

And you won't be passing by the toll to get there, you turn right at the Cuepacs traffic light....

when i drive from kajang (sg. chua area) to leisure mall, i paid 3 tolls, RM1, RM1 and RM0.90

From the way I see it -

Pros
Density is low - 220 units
Location is good (not as far as Sg Long/BMC)
Don't need to pass any toll
Freehold
Quiet neighbourhood
Future MRT nearby (if they build a pedestrian bridge over across even better)


Cons
Not so good access - single lane with traffic light. Although there are space to widen the access, but until then possible bottle neck.
Right opposite Green Terrain (under construction) which sells at about RM280psft.
Quite pricey for Cheras area - RM350 psqft (RM340k divide by 973sqft).


IMO and conclusion, unless they've got real good selling point, the price seems on the high side.
Let's wait for them to release more details.

As i know, IR got 4 tvpe of sizes not include penthouse.
Actual location is at Jalan Mas Utama, Tmn Sri Aman, Cheras. (Opposite Green Terrain)
Below is the internal booking price in month of May2011
975sqft (340k), 1129sqft (370k), 12xxsqft (410k) and 14xxsqft (450k).
Fren of mine booked earlier and told me now only left 975sqft (less than 5unit) and 14xxsqft.
and the important thing is the price increased about 20k from the prev price.
Will official launch around Sept or Oct this year.

220 units Imperial Residency & 208 units from GT upon completion, this area is going to be a traffic nightmare. This area would not be consider 'low density'

There is only one main road (one lane each way) from from cheras-kajang highway to this area, that caters to the existing Taman Rasa Sayang, Taman Sri Aman, Taman Cheras Mas, Taman Lagenda Mas, Taman Putri Jaya and Taman Tun Perak.

As of now, the traffic starts from these condo construction sites to all the way to KL/PJ, both KL-cheras highway via Loke Yew, East-West Link and Kesas Highway.

from leisure mall to kajang before rm1 toll..go down the fly over, trafic light turn right then turn left again..straight go saw until esso petrol station then u saw imperial residency. GT208 is going to done on next year

This lift at swimming pool / gym floor. How to go home from here? No button press for lift. Have to use stairs again.

i think so, as you can see from the pic got a lock there that can open both big panel doors. I seen my old office building, when the posman come deliver the letters the guard open up the big doors and let posman sort and put in respective box before locking it up. Maybe to prevent others from picking your letters from the slot.

My unit inside ok..... but got wire box in the master bedroom.....don't know why wire not hide inside wall. Same outside lorong......got metal shelf for wire. So ugly.

Outside look cheap.....wall not smooth. Lift lobby wall painting only.......no tiles. Swimming pool area very empty.....little trees.....like public swimming pool.

Building color ugly.....make very cheap looking.

I weird that those buyer who purchased for big and high unit will satisfy for this kind of facilities and environment, since they paid for more to buy the house and every month very gao for maintainance fee...

I also same. Look opposite green terrain - but look nice with landscape and the swimming pool tile also look high class. This one like public swimming pool. Some more no shower at the swimming pool. People walk from bathroom and make swimming pool water dirty.

The makan area always collect lot of water when rain. the water flow until lift lobby.

One more thing the ground floor entrance now got a table for visitor register. The floor cement only. Small place also want save money don't want to put tile. Tile only start from stairs. Make entrance look cheap.
