Dear lowyat forumer,I m starting to work out for my 1st property house for own stay,estimated 3mth from the beginning to the end to move in.During the progress,I will upload pic,note writing,to share all info about pricing,contractor,design and others. Just to let forumer to have idea/detail on the entire process.

Added on April 23, 2011, 8:11 pmFirst of all, my house loan approved with HxBx bank,actually I try for 3 banks,I state out the offer they gave me.

HXBX - BLR -2.3 JS valuer(highest value I got from this valuer)rm410k,loan 90%+5% moving cost,lawyer fee about 7.5k(b4 rebate rm550),valuer fee rm700++
OCBX - BLR -2.3 valuer 380k(I reject it couz too low)
UXB - BLR -2.2, valuer 350k (reject couz low value too)
MAXBank - send n ask for inquiry but no respond,seem not interested on my business.

I admit I m very calculative,n I always wan to get the best n cheap,due to limitation on my financial support.

Added on April 23, 2011, 8:27 pmok,for lawyer side I choose Mxxxxxl & Chxx, after I got few quotation from dirrerent firm,I believe they charge reasonable.

All in RM7034 include stamp duty.(excecute DOF,not SNP,so I pay half of stamp duty rm2950).Price b4 rebate rm570.
For my parents side rm956,price b4 rebate for the printing n telephone rm250.

Overall,I m statisfy with the process,but some I need to voice out.
1. Damn delay,it takes 4-5mth to complete entire process.
2. I hav to refer to few person,each ppl having diff responsibility,thus make me confuse,when i wan to chase for the outcome,keep delay,but when they wan me to make payment,immediatly wan me to pay.
3. Not really wan to rebate when I speak with the staff,but then I talk with the lawyer,she agree to return the rebate.

Tats all. From my experiance dealing with the lawyer,all firm charge almost the same,just go to the one with fast n reliable 1.

Added on April 23, 2011, 8:38 pmNow,before I need to renovate my house,under MPSJ,need to get an achitect + engineer.For normal Reno,ground floor extension only,no engineer need.

I got a list of architect panel from MPSJ,is better to choose from it couz they know what n how to get approval from MPSJ. After calling 1 by 1,to ensure the lowest charge. I select Alixs rekabina,

Pay rm200 deposit,drawing 1 week.
Pay rm500,after drawing,aprroval for submission 3days.
Pay remaining RM800 after approved.
Total rm1500.(most cheap i got)

MPSJ fee around 500.
DBKL rm1000, got back rm730. 1 time rubbish collect rm270.
