I thought potential developers cant get licence to redevelope the piece of land such as adding towers on top of retailz or mall on top....

Hence very little incentive to buy, demolish and rebuild to turn the capital around.

i grew up around there, ss2mall area used to be my play ground smile.gif i miss all the kampungs i ran around with my sis.... hope they return it back into kampung biggrin.gif

been there once, totally gg design and parking entrance as well. i think small land size like that better build condo... jaya one is so huge yet empty, atria also near by and dying.... why have to compete with 1U? just build condos and im sure all kena sapu clean.

I think they can build a small scale mall, with supermarkets, makan and mainly groceries, with condo on top of it. SS2 is a nice taman to stay, with such, it can sustain and won't fail as badly.

That what i said...approval for additional condos not allowed for current development.

Maybe need plenty of donation to make this happen...plus vemdor also greedy.....wont sell cheap....

Not only the DO but if they plan to put something on top of the mall in subsequent phases, the plan must be before thought and not after thought... The piling, access, carpark etc must be well planned.

Then again, this SS2 mall the location not suitable for a mall at first place. If they build a condo, they probably earn their money already.

also the ss2 commercial area is a major crowd puller and makes this place very lame by comparison. even new paris restaurant row of shops are quiet.

i think ss2 mall should be something thematic and very different like health centre (specialist clinics, chiropractor, sports clinic, gym, acupuncture, etc) or indoor sports centre (gymnastics training school, basketball, badminton, all indoor court games, indoor golf, big sports equipment shop, etc).

nobody will come here for normal shopping or food. but for specific services or if highly recommended, people will go where they don't normally go.

and the ss2 mall parking was shit, insult to shoppers who can go to so many other malls. glo mall another one with crap parking.

Insider told me they are redeveloping it into 50% mall 50% service apartment. Still discussion stages, and at the way we look at it, it's easily going to cost 1200psf if it materializes.

the problem is the existing mall's foundation not built for highrise....

so new buyer needs to demolish the mall and starts from ground zero again which cost too much, and seller is asking too much......
selling at 1200psf just wont cut it.....

yes.. ss2 mall parking is really shit.. visited there before because of wedding dinner.. and my gosh the parking was DAMN NARROW and confusing..

Very less shops occupied and i already feel this mall will chaplap in a very short time..

yes.. i noticed quite a lot of shops had closed down at tropcity too.. but still the mall is much better than sstwo mall (already chaplap) and glo mall (DAMN EMPTY)
