if it's top floor, then the average current pricing is easily lowered further.
even at rm300psf, it's pretty decent at this juncture.

he bought it around rm300psf with an additional carpark while some claiming it's rm370psf??!!
not sure whether he still entitled for the 5k + 5% discount or not? if yes, it's practically still at day 1's pricing.

from my own understanding, this project has not increased much in pricing.
for those who is taunting rm370psf, nvrm, i sell mine to you at rm350psf.

for pricing definition, one should use SPA price for calculation.
even though the developer is giving 5% or 5+4% discount, ultimately purchase price is referring to SPA price.
same goes for RPGT calculation in future for disposal.
and so, my guess is the cheapest unit irrespective of when it was sold should be in the region of RM260psf.
any other got calculation to show it below RM260psf based on SPA price, please share.

PS: targetting around RM300-330psf upon completion.

this developer does not practise step up price mechanism.
am quite sure if this project is as bullish, others would have definitely revised their prices multiple rounds already.
eg. pacific place, m-city, m-suites, KM1, etc.

pray hard that they do good job in insulation and perhaps hopefully there's M&E floor before the sky lounge.
hearing footsteps on units above is definitely no fun if insulation done poorly.
