Is ther any reason y B sales is faster than C ?

pls be aware of the T&C for the ipad:
1. must sign SPA within 30 days
2. must sign letter of offer - bank within 30 days
3. must use developer's lawyer for loan legal matters and sign within 30 days. Sam & Chan (developer's solicitor) not offering any discount for their services for loan legal matters. so you are actually paying for it yourself for the ipad!
4. ipad2 (don't know which model) only given upon sucessful 1st drawdown from loan (so easily another 6-9 months from now???)

loan agreement legal fees paid by yourself and must appoint sam & chan also.

It's TAM and CHAN. I wonder where is the 2nd panel lawyer, I asked around but nobody knows about them. Some agent passed me the name card.  The other panel lawyer is TAN AIK KIONG & CO.

Provided you settle the loan and S&P within 30 days then you will entitle for the ipad. But OCBC is not in the panel list yet and this will just slow down the process..plus the loan need to liaise with lawyer, again OCBC need to liaise with the panel lawyer this will wasting the processing time as well.
** If you get loan from OCBC, make sure the banker pass your case to the developer panel lawyer, cause normally banker will pass to the lawyer they close with in order to get the commission. If they pass to the other lawyer, you need to bear the lawyer fees and yourself.

Old skool style investor play very safe. They went through a lot of downturn and also some bad investment like bukit x untung. For passive income after retirement. Told them to go through bank loan if possible with minimal lock in. Don't take all the risk by themselves offload it to the banks. If well known developer then I probably would agree.
Most probably if u compare sales chart I took at 6.30pm vs. 11.30am +- from another forummer.

may i noe that all of u juz apply cimb & Ambank housing loan only???

coz juz now i go to sale office.....banker say got another bank(bank islam) oso got lo...but i cant to find out any bank islam banker lo...haha....finally i oso apply 2 bank only.....

Just realized, different price of block A type A (unit A-X-09) as today is RM30k compare to last Thursday... so fast increase.. 10% increase in 4 days...

very lazy go survey bank offer...straight get the AM bank SA offer...she is a pretty gal as well...hehe...tml she will submit my loan form and need to wait for 3 days...as for the legal fees...i also add in into the loan...hehe

please do not be blinded with the 'free' ipad promo. firstly, you might be paying for it yourself and secondly, by the time you get the ipad2, ipad 4 might already be out liao.
just thinking out loud, if the developer's solicitor is so stiff in their pricing, why not we gang up and 'appoint' our own solicitor and demand for super discount? anybody can intro a super duper good solicitor and superly low prices?

for this project, am surprised that the sales does not have a step up price mechanism. sunway likes to practise a step up mechanism. eg, when 20% sold, increase rates by 5% across the board; when 50% sold, increase additional 5% across the board, when 70% sold, additional 3% increase, etc....

PS: i manage to change name to appear in SPA versus booking form. not adding name but changing completely but let's just keep it hush hush ....
