The top SA said that the dev will go full speed ahead to complete it in 2 years. Judging from the design of the building, which is not very high and spread out in a long layout, at least 2 tower cranes need to be erected. Space for storing building material is fair enough, just like the First Residence's layout design. No working hours curfew as it is not near to high residential areas or hospitals around. More importantly, it all depends on the cashflow and project management of the dev. DIBS scheme factor will also propels the project to complete ahead of time. Faster = good!

I just worried about the foundation. as we know this area are limestone area. which are nightmare to any geothecnical engineer. i hope they make proper study on the bedrock below... shakehead.gif and spent enough for site investigation...

no worry...just prepare around <RM5k if you are 1st home buyer... budget is for RM5k if your file is under T&C..

i finally sign my LA on last monday..i ask the lawyer (TNC) can discount or not as my legal fees was include together inside my bank loan..so he said cannot ..bla..bla..
and he will rugi if i ask for discount n bla bla..my fren bought one unit n she managed to get around RM500++ disc bcoz she paid cash. for those who paid by include in the bank loan, confirm no disc...rugi banyak..my legal fees is around RM4900++ for 245k loan..cannot menyesal anymore cuz this is my 1st exp buying house..

-Spanishawk RM206k paid RM5,000
-mousepad RM250k paid RM5,000
-Ledygigi RM245k paid RM4,900

who sign LA with TAK
-adrian RM250k paid 3,700
-pkwei RM214k paid 3,300
-sugendren RM249k paid 3,700

pls correct me if m wrong.

so terrible TnC charge compare to TAK, can we write a letter and show developer how trrible the TnC charge us
