hey, guys, my unit(cannot tell) is caught for using fake cards the second time in cova suite, the first time happens like my fren get caught when passing the front scanner at the security guard hse, the second time is a bit different, my fren did not use the fake card to pass the front scanner, he just use it to get to the specific floor, when he pass by the car scanner to register the visitor card, suddenly the car gate lift up coz his fake card is read by the front car scanner. NEED some advice.

My access card has been blocked for the 2nd time because of using fake card!! What should I do???
I'm a student in SEGi University Kota Damansara, and I'm the host of this unit, and there are 7 people staying in this apartment (include me), so obviously 6 cards are insufficient because all of us have different timetable!! So I decide to duplicate an excess card to make our life easy, but now I'm caught by the security guards because of using it, I beg them not to cause much trouble and settle by money, but they din listen. What should I do now!!?? and my exam is 2 weeks away!!!!!!! Paying money is not the problem, I JUST DON'T WANT THEM TO BLOCK THE CARDS!!! |

I bought a unit last year and decided to put it up for rent for a few years.........at least until the MRT construction is done and over with.
I engaged a property agent to expedite the rental of the unit and specifically told them that I did not wish to rent to students as I know there will be problems. Unfortunately, according to the agent, no family or working professionals would want to rent but she had a group of girls who are already in line waiting. So the situation was take it or leave it. I had no choice but to take it as the unit was vacant for two months. Tenancy agreement signed and all formalities done. Almost a year down the road and the problem started. They started talking about wanting to move out if I had wanted to increase rent for the next following year. Reasons given that they were students and could not afford to pay high rent. I reasoned out with them that I will increase the rent by 10% for the new term and they can sign the agreement with me for an additional 3 years. Meaning that the next 3 years I am not able to increase the rent anymore. Initially they agreed. A few days ago they messaged me again. Scenario was they had viewed a few units and feel that the rent is cheaper. I told them off that if they wanted cheap rent go ahead and move out. I could not be bothered with these idiots anymore. Reasons given were unfortunately vague - cannot afford high rent? They why choose to stay in prime location?! Can't afford to pay for this and that but they are driving two cars! All these BS has taught me one thing - never ever rent out to students anymore! I'd rather have the unit empty! Moreover, in a free market, tenants can easily go to landlords who are willing to offer them a btr price. if this condo is as prime as u think it is, other people wouldn't be offering tenants with lower rates than urs. I think everybody have the right to choose the best offer unit. For me, I will rent for them with same rate if they are good paymaster tenant and well maintain my unit. Even myself also always looking for something with good offer, it's doent related to the person whether they rich or not. By the way who is the tenant? I am one of the investor and of all the properties i have with, JMB MANAGEMENT is the worst management ever that i have ever encounter. i do not want to write what has happen there but i can assure you that the management has zero manner and treating people with low life attitude. no respect and no manner. i can tell that whoever is staying there are quite pity cause they are treated like prisoner. Owner or tenants, they are treated with disrespect. they come up with so many stupid rules. Especially this Roselin old chinese woman who works there. she is the head of management and hire bunch of mafias. She has no manner herself how do u expect somebody like this to teach her people to have manner?
