Hi

I have decided to renovate my house from a double storey linked to a 2.5 storey. I have also decided to extend my kitchen to the end, extend my 2 bedrooms behind on the 1st floor to the end as well. I have surveyed houses in my garden and gotten some ideas on doing the extra half floor. I would like to have minimum roof tiles. I am thinking of having the extra room (the extra 0.5 storey) at behind and do a balcony in front. To do that the whole 1st floor ceiling will need to be on concrete. I was told by the contractor architect that for a double storey linked house, we are only allow to concrete half of the length of the house. We are not allow even if the other half is a balcony. I am puzzle how other house can do it. Of course most of the time $$$$ works.

Can someone advice?

May i know the area of your house? Different area have different requirements

If you follow the rules than the architect word is correct.

If you dont care about the rule include have $$$ to covered if MP arrive than anything is possiable....of cause included risk have take off everything if MP insist you to remove...

Without paper work, they give summon, prepare to pay RM 300 to 500 per summon, if they come 3x a week you do the math. Also if your neighbor complain they will come more frequent, and depend the type of complain they will ask you to tear it down or maybe tear it down for you.

For any major renovation, you need to get architect drawing and runner fees, depend on your requirement/design the fees can be around 3k to 10k. The architect that know your area will know what can be done or not to be done.

I think PJ, and KL are much easier to do, cause i see some house in Bangsar turn from single to double, and PJ like Section 17. Look legal to me cause during renovation they put in the notice board (with Architect is XXXX, developer is XYX... information)

I am doing my house in USJ, MPSJ is very strict. For MPSJ, double story, the top floor rear you can't build all the way out, you need to have minimal 5 feet space. Front car porch can't use concrete slab. My architect do all the things for me, after submission and some changes request from MPSJ i finally got my permit after 1 month. According to my Architect, you can change bit of what the submit drawing from actual, but if its too much they still can ask you to demolish it and rebuild according to the design submitted.

Some owners abandon their CF thats why you can see some house near your area got balcony and etc.
Standard that you can't occupy 50% from your build up area or land area depend on which area.
Balcony area will take into that 50% calculation as well.

Oh I see. So some are flouting the law. That tough for them to sell later if the buyer is aware.

My contractor/architect is correct then.

It will be a big sum to do this as there will be a need to add additional piling to support the third floor.

why not just buy a three storey house.

Its cheaper to extend. Cost less than 200K incl extend kitchen, 1st floor back room, front room extension and another 0.5 storey.

A new 3 storey near my area i think its now 800-900K. Then you still need reno.

Extended without following the rules sure won't get the CF...but you still need to submit to MBSJ for approval...there is a MBSJ guy at that area purposely to do this...the guy will help you submit a standard one to get approval...you can start do construction upon submission without waiting for the cert...and you won't get any disturb because that area is covered by that guy...

If not, they will come to saman you or the worst, ask you to stop construction and destruction...

You don't compare cost of renovation to cost of new house.
You have to compare cost of current house + cost of renovating it to 3 storey to the cost of new 3 storey house.

Does the 200k include interior renovation cost?

i think my house is around 600K. For some reason OUG house didnt shoot up la. Neighbour Sri Petaling shoot up like crazy and somemore leasehold.

So plus 200K = 800K. So if buy a 800K 2.5 storey might still have to extend kitchen and rooms at 1st floor. Cannot la still expensive. Selling and buying, hate that...

If you build 3 stories without approval any of your neighbor complain you got to demolish or the authority will do it for you. Very risky.

I heard you just pay a small fine but still no cert. So selling might be a problem later...
