 Soho office / studio apartment, Can I stay and sleep inside?

I'm interested in soho/ studio concept. The idea of having an office + stay under one area suits me very well. This is because I stay alone. And I work alone from home too. But since soho falls under commercial title, is that means we cannot stay and sleep in there? Is it against the 'law' ?.. How about studio? Can we use it purely as residence... ?

Is there a different categories even for studio? Residential studio & office studio? Taking example ritz perdana2 and studio by empire. What is the thing I need to take note? Please advice... Let's say this is not for investment but for own staying.

SOHO properties fall under commercial title so you won't be hit with the 70%LTV cap. with that in mind, utilities, maintenance and cukai pintu are also following commercial rates hence the reason why SOHO tends to be smaller in size compared to normal residential properties.

already it is called SOHO so basically you can "legally" stay in there as you please lol.

some notes about SOHO units imo:
- buy as best a location as possible as that will ensure its value will be there in the future just in case SOHO concept fails in malaysia in the long run
- eventually one day you will wake up to the realization that SOHO units are quite small and don't give enough space for you to really compartmentalize your things that you acquire in life so there could be awkward situations whereby you may forget to hide things that you don't want your clients or friends to see when they come over because you don't have extra rooms to put those things in
- won't be practical when you start building a family
- very little privacy for certain designs without room
- non-residential environment. coming and going out of your units, you could be bumping into all kinds of strangers if that SOHO is mainly used for business. could give the insecure feeling when traversing around the property compared to pure residential properties for own stay. ie: familiar neighbour faces
- can be a cramp for social life as girls tend not to like the idea of staying in a SOHO unit.
- toilet hygiene will be another huge factor cause usually, there is only one in a unit hence you have to take effort to clean it up sparkly clean and not leave undesirable stuffs in there so as to prevent clients who so happen to use it from seeing things you don't want them to see. also works vice versa, you could be uncomfortable having strangers accessing your own personal toilet.

I think TS is asking whether which can be use as ...

Commercial Soho = for business use and residential use
Residential Soho = for residential use only

Anybody try and register to ROC (don't know new name tongue.gif) using Commercial Soho address ?

70% LTV = 70% Loan?

So the term SOHO is really for Commercial + residential. I wont get throw out from my home/office in d middle of the night ?

I aware most of the issues like privacy etc and I think Im perfectly fine with those. Definitely this is not a place to start build a family.. but it can be a place for me to live for at least 8 -10 years... perhaps tat time I will already use it purely as office and live elsewhere. I usually do not meet client directly, and most of the time I visit my client's office instead the other way round. But to have a company register under commercial property sounds more convincing than putting my business address at the condo im renting.

I guess because I work from home... 90% of my time is spending in the "home" neighborhood. I get really bored sometime. I think a studio/soho located right in commercial area with facilities, malls etc perfectly suits me. Even now im staying/working in residential area i still face different strangers everyday. Some people will never want to mix work & living together therefore unable to accept the idea of soho. But this is my own business so im pretty ok with mixing them.

Still my concern now is.. can I legally sleep inside soho/studio? got anyone with such experience? Any Empire subang soho owner doing that?

you can sleep in a SoHo unit...

btw, SoHo is not bound by the 70% LTV regulation... it is safe to get a 85% loan for own biz use

as mentioned 85% is a safer loan amount. you need to call up banks or loan officers to discuss for 90% loan. if it is new under con property, there is a high likelihood for 90% loan success.

If I buy it under my company property... is there any disadvantages like for future investment.. renting out/ resell? how about buying using own personal name?

due to the nature that commercial property loan is of higher risk than normal residential loan, 85% is considered max already

if u buy under company, there is more hassles in resell... and even securing the loan.

use personal name is always better if you can do that
