its depend on work place location ...

or maybe for some buyer .... they still prefer to stay in 'ulu' area but live in landed house, rather than buy in urban area but only can get pigeon-hole to stay (price issue)

Yeah, thats why for others might be a good buy...I work in 1utama management...quite far for me...Start to look elsewhere...waiting Manjalara18 new develop.

My fren stay in manjalara18, she told me gt new block develop just right beside the building. If you familiar, you will realize there cover by the fences and thats the place will build. Im not too sure, she told me by right JUNE will have the news...Hope she right...

IMHO. Even if its true i don't thk it wil come cheap. At least 400k and above. Especially when Desa Parkcity is very much established now. Also, considering the selling price for the current block is oledi 300k++ few years back. brows.gif

anyway, this is beyond our discussion point.

if BC is really 26kms away from Sg Buloh toll...it's indeed a very far distance...it will take 5yrs to 10 yrs min to even get slightly matured, not to talk about getting "wong".......

When you bought your SD home 20 yrs ago, it was like less than 5kms from Damansara Utama/Jaya, a well-to-do township with colleges and shopping centre (Kimisawa then Atrium) well established.

26kms is another ZONE.....the impact is totally difference.

A fairer & more specific view comparing BSC & Emerald West (not the whole of Rawang). I believe the previous poster has never visited Emerald West before.

Bandar Seri Coalfields (Emerald West)

Township stage: Virgin (Infant)
Distance from major Highway: No major hway (2-3km for NS highway)
Connectivity: Latar Hway (NSE, Latar, GCE, Rawang Hway)
Location: Kuala Selangor (Rawang)
Potential for growth: Less - huge land & common house (Huge - less land to develop & niche)
Amenities Very little within 5-10 km radius (Everything within 5-10 km radius)
Traffic: Less but roads are small (High but roads are being upgraded)
Hypermarket: None within 20km radius (Jusco 500m, Giant 8km, Tesco 10km)
Schools: Not sure if got any (Many SK, 2 SJKC & SKJT, 1 private)
Greenery: Palm oil estate all around (Hills & natural jungle still abound)

Agreed with the comments as I took a drive both to BSC and EW. However, I doubt that EW has anymore units ard 400k now. That being said, location wise, Rawang is still closer to KL than BSC with the NSE. Only drawback is the industrial area smack in between those areas. Once they shift or demolised, i believe rawang will command at least another 10-20% premium. It can be a 2nd DPC depending on how the major developer there build the area.

I did take a look at EW, particularly Anggun. Beautiful.

Access will be quite a drive as according to google maps, it will take you 40km, or 41mins drive to KLCC, and 30kms to reach 1utama, 27 mins drive, all via NSE. For those willing to sacrifice, I believe EW is a very nice township to live in. My 2 kupang smile.gif

I intend to buy house in Bandar Seri Coalfields.
Therefore, I would appreciate if you could give me your comments on the followings:-

1. what kind of defects can be seen in KLK's houses and are they serious defects;

2. when you said attend to complaint up to satisfactory level, does it mean KLK responds to defects immediately;

3. how do your find the surrounding and amenities there since you had stayed there since 2007; and

4. how is the break-in rate in DC?

i am 1 of d resident in Desa Coalfileds and already planning to buy another house in BSC. In fact, I just went to the KLK tower this afternoon with my wife. so far, i dont see any major complant on DC's houses since my last 2 years stay.
security wise, it handle by own committee, so far, DC2 reported zero crime rates since 2011.

if to compare, current Desa Coalfields resident race ratio i would say Malay 50%, Chinese/Indian 50%. In BSC as informed by KLK SA, majority buyers are chinese.

FYI, my wife working in KL and myself in PJ, distance is not an issue as long as we stay in landed house and enjoy our weekend in an open space rather than in an expensive pigeon hole~

Pretty agree with what Jacek is mentioned. I was staying in the latest DC phase.. Although the area is far from town, but we enjoy staying there.. Infact during the rectification on defect items, i was chased by the contractor. They want to rectify whatever defect occured soonest possible.

yes, that's right, contractor chased me to solve my problem instead me chasing them haha.

I remembered when I just moved in and there was roof leakage. After I lodged the complaint, KLK's contractor keep asking me when can they fixed it as I was always not at home.

louistii, do you mean avina? a have a unit there a the back row. not sure what to do with the house. over all i`m quite satisfied with the quality. are talking about mr Long? have to agree with you, so efficient to rectify any defect, some time he went extramile looking for extra defect.
