Investment [WTA] Goodyear Court 10 Subang Perdana, Please help me to decide

Dear All Sifu, icon_question.gif icon_question.gif icon_question.gif

I planning to buy 1 unit Goodyear Court 10 Subang Perdana for investment. My agent and friends told me, that is a good investment but i heard that the building management changed to resident committee management beginning of this year.From what i heard, the new management is worst than previous management and lots of resident is moving out or selling their unit.Please give me your advise on this matter.

1.Whether this is true about the new management?
2.Is it still worth it to buy for investment?

Please please provide me your precious opinion.

The unit located at 4th floor with 2 parkings space....got lift & security guard.The selling price is RM200k fully furniture......985sqft.....

Rental expected: RM1,000 - RM1,200

Not a bad buy but GYC 8 & 9 location is much better and cap gain prospect is brighter.

If you walk pass GYC10 to the main entrance or if your car is park beside the roadside you will inevitably 'smell something'.

GYC8 & 9 is also located beside / facing a green field, and the corridor layout seems to let in more sun then GYC10.

Management wise GYC10 I dont see any difference, except for the proposed new playground. Also they changed the security personnel, not that it is much help as people are still walking in freely without being question.

Also since its 985sf it should be a corner unit right? Facing a certain direction I think, just make sure that the view is the right one, else you might put off potential tenants.

The unit located is near to the lift.Direction is face to SRI Building (fire extinguisher) side.Is it easy to get tenants there?

GYC10 is more than 15yrs building but is freehold properties.Will hard to sale after 5 - 10yrs later?Still have apprecited value?

It is very easy to get tenants. Good year court will always remain as the place to stay in USJ for its affordability (mid lower range relative
to the other properties)
Appreciation is slow and steady as you would generally expect for an old development, the only 'catalyst' that I can think of is the LRT factor,
even that is a 10 mins away walk. But no harm to your investment value eventually it will be there.

But a strange but true fact is, 2-3 years ago, the value of GYC10 is higher than GYC7, 8 or 9, being the newest one amongst.
Now you would find that even GYC7 is matching the value of GYC10, and more units in GYC10 is being released, being located in the least
desirable piece of land.

For your asking price of 1.1 to 1.2k, im afraid only a full furnish or almost full furnish unit can demand that rental?
The unit my gf is renting which is partially furnish but wif all necessary items goes for less than 1k.

Also watch out for water leakage and poor workmanship. The unit I went, the tiles and the wooden framework in the toilet is coming off and exposing some poorly cemented tiles, the wooden support on roof of the toilet is also direly needing some repair works.
Also the layout of the unit is odd, the kitchen is surprisingly sempit with the hall big and wide and its hard to utilise the space efficiently.

But this is just one unit that I saw, yours might be better. Good luck!

From what i heard, the new management is worst than previous management (Subang Perdana Management) and lots of resident unhappy the current resident committee management,maybe this is the reason more unit in GYC10 is moving out or selling their unit and even GYC7 is matching the value of GYC10.This is the most I concern about that if the management no good,repair and maintenance no good,then how I can provide good environment for my potential tenants?The market value also will affect...

Hi .. just so you know that the active selling for GYC10 has always been the case relative to other GYC, and it is not by management and by location.

Now I was looking at this place since beginning last yr, the management wasnt an issue, area's desirability IS.

Anyway, worst in what terms? What did they do that changes things?
As far as I'm concern everything is in good working condition, even the cement paths on the corridors are mended and carpark spots are repainted and every thing is still working fine as usual thats alright.
Nothing that is detrimental to the investment value.

You have to ask for specifics and judge it for yourself.

GYC10 Management no: 03-80113130 (located at Club House B) Swimming pool area closest to Guard House.

Hi, just wanna share my personal experience in C10. Hubby & I purchased a unit in C10 Jan 2010 (142k, u/f, 850sf). The unit we purchased was the 2nd unit we viewed in C10, 1st unit had one room facing oxidation pond. A big no no (it was plain yucky) but curiously, even that unit has been rented out for ages.

We stayed for about 8 months prior to moving out of Klang Valley for work. During out stay, the transition of management caused no problems for us. Throughout our time there, didn't experience any stinky/funky smell, even when jogging within the compound or at the pool (♥ the pool area). Not sure if it's common in other apartments, but we especially liked the 'room service' feature of being able to order dinner from the pool side makan place. They will deliver to your apartment. Food is not bad too.

Our unit has been rented out since Mar 2011. 1.2k (fully furnished) Our tenant has been happy so far. Hope it stays that way : )
