Hi guys,
Need advice if I'm being cheated? I was quoted by a Painting contractor RM1.2k to paint the interior (wall only) of my condo. - condo size is 950sqf - to be painted area (Master bedroom, guest room, living hall) - excluding 2 toilets - excluding balcony (abt 30sqf) He mentioned/quoted that: - paint must be bought by him (i cannot buy the paint for him) - need 2 days to complete - need 2 x Maxilite Plus Interior (Waterborne) EMULSION PAINT 18L In the end: - spent 4 hours only to complete the job (2 person) - used 3/4 of FIRST pail of Maxilite Plus Interior (Waterborne) EMULSION PAINT 18L (saw him mix with water as well) - 2nd pail of Emulsion Paint was not even used. When I check on his paint work, I saw some uneven paint work and asked him to re-paint. And he was so reluctant to re-paint, and keep accusing me that I don't know how to judge the quality of the wall paint, and keep saying there's no problem on his paint work. He said his jobs is done. I then asked him, why before that he said needed two days work, and 2 pails of paint. He replied that now he came with two persons, that's why completed fast. Then asked him why only used 1 pail, he replied my condo wall doesn't want to "EAT" the paint. Thus, I asked him to discount, since only do half day. Then, he started accusing me saying I'm not willing to pay him that price. (with his experience, I think he had knew it only takes half day to complete the job). And even THREATEN me if I don't pay, he will ask someone to come and collect from me. Just would like forumers to advice: - if I've been cheated ? - if that's a fair price, why did he quoted differently (workload & paint) in the first place? Thanks. |

The paint is around RM80.
Profit margin 1k? hmm... If he would have used up 2 pail of 18litres as promised, to paint few layers on the wall, to make sure quality is there, I'm sure will pay him that kind of money. so guys out here, just fyi/reminder/beware of this contractor called: Mr. Lim (016xxx4543) - skinny, short, 60s uncle, driving black perdana - bad attitude after paintwork done (reluctant to touch up, even though can see the wall has different tone, he keep accusing my eyes have problem. - will THREATEN you if you don't pay full amount (asked for discount also being scolded) - will twist what he promised you on his work+paint from the beginning this is my bad experience with him, just to share. i think forumers should be alerted/reminded of this kind of cases. Anyway, you guys can go ahead with him as well if you decided to. |

Wanna do Painting DIY ?
hire some Indon contract worker at RM70 per day. skilled cost maybe RM100 per day. chinese maybe RM120 per day. if small apartment, the price will be proportionately higher. where to hire Indon? go to big hardware shop ! ask them to recommend. they'd usually have phone no of these guys. wanna play safe ? ask who takes the most paint from them. go to local hardware shop to make sure referral is from Indons who live nearby. you don't want to hire some guys based in shah alam, if your project is Ampang. they will somehow hike up their transport cost onto you. buy some paint you supervise them, and there you are are ! then you have to figure out; - transport for the indon, who pays for their lunch - how much water to add to their paint (they will insist more is better as its easier to paint, but it dilutes the effectiveness of the paint and fades faster) - primer necessary or not necessary - make sure they paint the hard to paint places (behind the door, edge of the door, crevices, ceiling board etc) - they don't splatter paint over the floor - why they keep painting the same spot over and over again (because they make more money the slower they are - try negotiating on a project basis than time cost - with them) - they ask you to buy them drinks rclxub.gif - they want to borrow money from you - they want you to introduce more project from them - buy kerosine / turpentine to wash the brush - buy roller - buy 'stick' or aluminium extender for roller to reach the ceiling - buy plastic (to protect the floor) - buy masking tape (to cover the skirting) - buy VOC free paint (higher price) if have children? my experience; labour cost for semi-d painting (internal, external + fence) at RM4,500 exc paint. to see how it works; ask them how many man days they budget. thumbup.gif for paint - you want super cheap - go for Mattex (all hardware shop sell). quality then go for branded ICI, Nippon Life etc. Go get the brochure and see which paint are you convinced. whistling.gif or save yourself trouble and hire a professional ! |

If new condo can try ask the worker doing painting work help u paint. Around 150 per day. A 1000sqft apartment might take 2 days for wall n ceiling excluding door fframe. Paint can buy urself. Look for low VOC paint. Those maxilite is cheap paint n poisonous if inhale too much.

Probably just take 2day to finish a condo painting. I took 1hour to paint whole living hall and dining ....for 1layer...if whole house, less than 12hours And you can finish better job than the contractor. Add your final touch. Save the labour cost and you can buy more expensive paint. |
