hi guys, i received an email regarding final release of KR2. it seems the developer added 1 new freeby: free service charge (maintenance fee??) for 1 year upon VP. are we old-booking fellows entitled to it as well?

I afraid we can't hack the maid room wall due to the structural safety of a condo. like my apartment, we are not allowed to even drill a hole because of the shear wall...

Agreed with u, the location and the price of COG is contradicting... and IMHO i foresee that COG's developer have to play very hard in connecting everything together which they are trying to do now, i.e. students accommodation from APIIT, cinemas, hypermarkets, etc... if they fail to do it, means the project will become another dead city in bukit jalil (no, i should say in serdang, haha)... shakehead.gif

if u ever visited the past projects by Akisama (OUG Parklane's developer) for e.g. dynasty garden, kuchai avenue, u will feel that this time they build OUG parklane is only for $$$. The interior materials given are just ..., not comparable to its past projects. but overall, akisama still a trustworthy developer who does playing little tricks where every developer does.

not sure about this Kiara Resource, hopefully the value of these KRs can be appreciated in the coming years, not just by the LRT extension, but also by its quality.

so fast the quota burst up already? i suppose PBB & MBB still in the midst of processing the application right?
as for ambank, their bankers are very "efficient" as at least 3 of them called me up to get my docs... and their process is "fast" enough that i hv to call and ask for update... however i hv one loan & credit card under ambank, i hv to say their customer service is good and responsive!

recently i refinance my current home, i got to sign a form (to update the CCRIS record) together with the LO. however i didn't hv to sign this form while signing the LO for KR2. i wonder, if BN finds out the 3rd/4th property loan which has been approved at 90%, how they are going to take action?! force the banks to reduce the margin?

what is the best period for own stay before flipping? 10 years while LH still left >80 years?
i am curious to know how much is the premium to renew the LH period of a condo? it's shared by all units right?

i once stayed at Jalil Damai 7th floor, facing KLCC... the view is pretty clear and KLCC is not small though, and i could see the "fish" in the night (the road to the genting highlands)... wow, i miss the view so much!! hehe

so i guess the view will be more or less the same from KR2! biggrin.gif

haha.. actually i put a bet on this... the unit i chose is no.8 which is close to T2, since the view from T1 is half-blocked by OG Heights, so i pray that i still can enjoy the view!! the reason i didn't choose T2 is because i afraid the view may be blocked by T3, and T3 is the farthest from the entrance (if walking)... so finally i chose T1... of course there's some other reasons like price etc...

If you see the whole development the shape is odd. But since it's a big piece of land, if just look at the biggest blue color, which shall be the shopping mall, it does not look so odd to me. smile.gif

so there will be:
- 3 blocks of mall (i assume K2 is connected to K1 & k3...)
- 3 phases of condominium (wow, it's a lot! 613+863+211 = 1687)
- 2 vacant lands (one between R1 & R2, another beside K2)

imho, K2 (in such a narrow land though) is built for the ease of LRT users to access the entrance of the mall. This benefits KR2 residents as well, as it will only take around 10-15 mins to walk from KR2 to K2 entrance (if any)... icon_idea.gif
