Anybody know about the I&P Alam Impian - Karya launching in Bandar Baru Sri Petaling?
24x80 DSL
B/U start from 2803 sq ft
Price start from 650,888k

It is potential since their landscape look good and acessibility is easy with new LKSA?

Went to Bandar Baru Sri Petaling this afternoon, total 41 units launch. All non-bumi lots sold off.. Heard that a lot of non-bumi in the waiting list to get the unit those cancel unit or waiting those unsold bumi unit convert to non-bumi unit.

It look like still BBB

Yes.. the lake is right beside across the road on left hand side. Those corner lot will have a nice view to the lake. I think still got 2 corner lot facing lake view left if not mistaken. May be due to main road and bigger corner lot as well. 1 corner lot been taken out.

a township will have a better living...if it is a mix of malay, chinese, indian....

dun really like to live in place with full of chinese....u know....sometimes...chinese really sombong....especially those thought that they themselves have a little bit more money....than you do.....they fight for parking space la.....back lane la....etc.....

ahahah...

and also notice that most town ship with full of chinese tend to be :
1) road a lot pothole....
2) very dirty....
3) township very complicated = very "zhap" (cantonese)....

Nowadays more and more people simply make comments with blatant disregard to other people/races etc. This is very dangerous. I myself find the comments by Yippi offensive and borderline racist. Hopefully he/she meant well and they just came out wrong.

it's unacceptable! it's a RACIST myth that a township full of chinese is the way forward!

Bukit Jelutong started with too many Malays and it's a good town!

Taman Tun started with so many malays of gov servants and whatnot and look at them now!

Bandar Kinrara area started 80 years ago by Indian estate workers and look at it now!

it's just racist racist racist beyond words!

Actually, Malaysians SHOULD have been used to mingling with each others. There should be no issues with racial distribution whatsoever. Polarization is the worst that can happen in any community. i don't think racial harmony is something new to us nod.gif

I&P Karya Double-Storey Terrace is in located in Section 35 Shah Alam.

I think I&P wants to position itself at par with other noted developers around that area ie sime, sp setia etc. Thus the steep rise in pricing. Probably they may actuallyhave a case. A well planned township, beautiful lakes, huge roads, underground cables, parks, greens and trees all round....a recipe for a succesful development.

So far I&P is doing fine, the concept of "TOWNSHIP OF THE ARTS" is a good selling point.

Now Alam Impian is developed by 2 developer. Naza TTDI also wants to be a major player. So now they r sharing this piece of land & develop together?

TTDI is deeper inside, around 2km in from the first main roundabout. I&P is right at the main toll entrance all the way to the back, towards Jln Kebun.

Alam Impian looks nice, but the lake... should prevent motorbikes and those irresponsible ppl from damaging it.

Me racist? No lar... May be i put in the wrong words, pardon me for my mistake. Anyway, I'm myself is very interest in this township, it is so damn beautiful. It is not too far go to PJ as well.

May be some peoples are concern to pay toll when go in and out, but it give you the easy accessibility to kesas or federal highway. It is much better than you stuck in the traffic jam where easily the petrol price are more than your toll price.

I find it comforting not having dogs barking. Alam Impian is a nice place that you wake up to birds chirping and green surrounding nod.gif

Went to the back - Jalan Kebun.

The junction has a new traffic light & a new Econsave. Looks good... but how many ppl really shop at Econsave? But since this is a convenient place without having to pay toll, should be good business...

From my observation, Alam Impian residence can also go to Carrefour Kota Kemuning & Bukit Tinggi Jusco.

Not a problem at all.

Paying 60cents toll is to me, peanuts... Having to pay toll every day atmuch higher amount. Having a dedicated huge toll plaza is by itself a recognition of the township. A landmark of sorts.

I doubt new launch in AI will be lower than rm600k. The price is gradually increased and hitting 600k mark now. It might be even higher..

Canting III were only 480k I think, n nukilan was 5xx.

KUALA LUMPUR: I&P Group Sdn Bhd will launch its double-storey terraced homes PENTAS at its Alam Impian township in Shah Alam in conjunction with the launch of its Mad About Homes 2011 campaign in Shah Alam this weekend, July 23 and 24.

The first phase of PENTAS comprises 45 units of 2,125 sq ft lot sizes with buils-ups from 3,152 sq ft up to 3,925 sq ft. Land area sizes range from 2,125 sq ft to 4,903 sq ft. These units are valued between RM699,888 and RM1,190,888, with a 7% bumi discount offered.

The modern tropical concept will be translated into double volume foyers and open space designs. Sky roofs will be fitted into each unit.

PENTAS is the first development for Alam Impian's Precinct 2, and the gross development value (GDV) for Phase 1 is around RM34.74 million. Completion is expected to be in July 2013.

Available units in the developers' other projects located in Puchong, Cheras, Klang, Seri Petaling and Bangi will also be promoted during the event.
