this looks very reasonble.
despite leasehold and maybe "deep" inside, still within greater puchong area.
270psf is good value at first glance.
at least we see something new at <300psf instead of 400, 500, even subsale also crying for 400, 500...

Found it... its either beside or very near to Zen Residence.. 500m away from chinese cemetery (east view not so preferable) ...

Quite out of place, surrounded by kampungs and maybe got cow pass by

Probably that answer why the price is below the crazy price tag nowadays

cemetary is not such a big prob imo, dead people are less troublesome than some live ones.

at least genuine home buyers can have a choice, can't say no cheaper homes.

its called Puchong Yong Tau Fu... old zinc roof shop opposite SK Puchong Batu 14...
they put the fish paste into the vege which u select yourself... so its more freshly made...

Selling price start from 289k onwards if I am not mistaken. You better be fast because the last time I went there almost sold off. Only left those at lower floor...

Hi there. I am a buyer of Casa Tropika. We obtained financing from UOB. Everything go smooth except that we faced some problems with the lawyer, Mssrs. R & V. The lawyer act arrogant when we requested discounts from them, and even don't bother to give their fee quotation to us.

If you have encounter with this lawyer, please make sure that you negotiated with them the discount before your bank sent instruction to them to proceed the loan agreement.

We are now looking for another lawyer, even we might need to pay some cancellation fee to them as they claimed that bank has already sent instruction to them to proceed.

Anyway, this is just a sharing of my bad experience.

my end financier also from UOB. so, i think we get appointed the same lawyer for loan agreement. somehow i managed to get discount from the lawyer. just a small amount - approx 10% from the entire loan agreement fees.

how many units below 300K still available?

I was there last week. I think 300k units are all sold out. Left 2 corner units about 355k and 1 at upper floor about 376k.
Better call the sales office to find out.

how the phase A for casa tropika, sold off already?

wah... near to the yong tau fu stall? then it's quite far inside already, now wonder the price is so affordable.... eventhough i love the yong tau fu, hehe...

I bought mine at Rm280k...heard that new block (Block A) will at least be 10-20% higher....

Last Saturday visited the side. Seems like the car park level are mostly up. Got ppl working on Saturday as well.

Well, if 10-20% higher mean it will sell about 310k to 350k, but do u think is possible ? since all other new condo around Puchong also selling more than 400k above.

According to the marketing agent, the developer will launch the Block A only when Block B/C build up until 50%, and at least 50% of this Block will be the Bumi lot. Correct me if any taikor got the first hand information from developer.

Well...that was 1 year plus ago. Anything can happen so i wouldnt be surprised price are more than that

earliest would be september.. but im not sure it will be this month.. construction completion needs to be 60-70% of the entire development for them to open up A for sale. last i saw, i think it was built up to level 4 about 2-3 weeks ago?

Just passed by Casa Tropika again today. Development progressing nicely.
Had the famous Puchong Yong Tau Fu there....nice food with decent price

I think (hope) this is a good buy coz its a walking distance to Han Ming Chinese School....i want to send my son to chinese school, so this would be a big factor.

With the developer price of lower than RM300/sq.ft. i share the same view with you. i think its serrounding environment (located inside the new kampung) contributes to this pricing. anyhow, no issue for those own stay buyer.

It has its own pros.
I passed by DHL Puchong yesterday, the air quality was poor probably due to traffic + highly populated area.
With Casa Tropika, the surrounding area mostly single / double storrey houses + school in the area, so the air quality should be much better...at least thats my observation.

The developer was yet to release the final block, Block A. But believe the price will be much different from the launching price for both Block B & C. Heard that it may be release by this year, but you may want to check with the marketing office which is located next to the side office.

my bro was at the showroom the other day and SA mentioned probable launching date for Block A somewhere in March (tentative, they pushed back many times) and expected around RM360 psf.

looks like earlier phase buyers already made some decent paper gains.

I guess Rm360 psf is still decent considering a lot of new launches are >Rm450 psf.
