Found it... its either beside or very near to Zen Residence.. 500m away from chinese cemetery (east view not so preferable) ... to forumer: if u apply with 300k loan size,u can get -2.4%.plz post it ~ i dun think so bank can give such high=.= banker always say MAYBE can give,but all end of the day can't give 1

Hi there. I am a buyer of Casa Tropika. We obtained financing from UOB. Everything go smooth except that we faced some problems with the lawyer, Mssrs. R & V. The lawyer act arrogant when we requested discounts from them, and even don't bother to give their fee quotation to us.
If you have encounter with this lawyer, please make sure that you negotiated with them the discount before your bank sent instruction to them to proceed the loan agreement.
We are now looking for another lawyer, even we might need to pay some cancellation fee to them as they claimed that bank has already sent instruction to them to proceed.
Anyway, this is just a sharing of my bad experience.

my end financier also from UOB. so, i think we get appointed the same lawyer for loan agreement. somehow i managed to get discount from the lawyer. just a small amount - approx 10% from the entire loan agreement fees. According to the marketing agent, the developer will launch the Block A only when Block B/C build up until 50%, and at least 50% of this Block will be the Bumi lot. Correct me if any taikor got the first hand information from developer.

Just passed by Casa Tropika again today. Development progressing nicely. Had the famous Puchong Yong Tau Fu there....nice food with decent price  I think (hope) this is a good buy coz its a walking distance to Han Ming Chinese School....i want to send my son to chinese school, so this would be a big factor.

my bro was at the showroom the other day and SA mentioned probable launching date for Block A somewhere in March (tentative, they pushed back many times) and expected around RM360 psf.
looks like earlier phase buyers already made some decent paper gains.

Hi mr tai ka cheh , each floor diffrent price is rm1k yup last time we sale car park 20k but at block A we still waiting developer open the car park for sale.
For block b &c I already check with few bank. Public bank can give 450k for the 1006 sqft. U can plus with the carpark price . But for now ur RPGT TAX still hight 20 to 30% if u wait for 5 month more price can go up rm 480psft. We now trying to get the good value for this condo .its for make our privious customer get the better rate and for make this project became good value.

To day security guard tell me . Have the agent give the key and acess card to a negro that want to rental at here. And guard already ask them go out from the condo. To all owner please dont take easy about this. This is ur property as u know at casa tropika foreigner tenant mostly negro is not aloud to rental over here. Please inform ur agent about this. And please dont let ur keys and card acess get at the people u dont know. this is for your security ur property , resident and your self also. Prevent early is better before become a major problem that u cant control. Thanks

Before ur sale ur house please calculate all expenses that ur pay before include with 3years progress interest ur loan site payment , ur 1st down payment , bank lawyer fees. Mrta, Rpgt and all thing that u spend and u will know is it u worded or not if sale below 470k-480k, this my advice to owner

I believe this is on willing buyer-willing seller basis. If none of the seller willing to let go at stated price, then no transaction will happens. Value alone doesnt mean everything, and I dont think 500psf make sense, as I still see quite a lot transaction happened at 400 psf (1250sf for 500k and 1050 for 420k), you may further correct me if I'm wrong. and ya, there are still seller offer 480k-490k for 1267sf (some even offer lower), which translated to 380psf. You may offer a selling price at higher end but end up no buyer, so value always stay at value. Buyer definitely always aim for lower bargain price, and seller can use this chance to realize profit, it may be lower profit, but gain is gain, cash is cash. Cheers! I noticed that there are some Negros shifting in to the premises. Just thought that the agent said no Negros are allowed to shift in to the condo. Not sure how come the guards allowed them. Wondering if there are anything that the owner can do about this. P/s : not meaning to be racist but this will not give a peace of mind to the owners staying there.

Spoken to the management, understand they have tight security on all foreigners that come in. Heard they have called police to capture those who make troubles in the condo. Just note that usually foreigners is a mess so kindly please try not to rent to them. P/S : not being racist but just want to feel more secure. Anyway, saw police car doing rounding around condo. Nice pool view at night and recently a garden restaurant open just beside. Hopefully will develop more!
