I think the Management need to have policy or control on the renting out of the units to the foreigners especially the
Negro . Do some control before the negro invades. Once the negros come in, the price of the condo can't go up much.

Dislike the car park allocation..
Different block for car park..
And total 4 levels of car park and no lift in the block
If your car park allocate at highest floor.. You need to walk ...

Our sales office will be ready around this week.
our place still at casa tropika. Office at the conner lot shop lot at the 1st lot. U can come and visit our sales office.

You still can buy the carr park at the below ur block and make the rentalcar park at the car park block u still can do some business for that is it right. This property still new complete. Now the owner must be same together to take care the property name to make the value became good on future. For now owner must be patien wait another 5month for value came up. Please dont make outside agent play with the price.

Hafiz, is the car park now selling at RM20K?

For Blk A, what is the price difference each floor? How is the response for new release Blk A? How many units more available?

For Blk C & B owner, we have to compete with developer , doubt at what price we can release for 1006sf with 2 car park?

Hi mr tai ka cheh , each floor diffrent price is rm1k
yup last time we sale car park 20k but at block A we still waiting developer open the car park for sale.


For block b &c I already check with few bank. Public bank can give 450k for the 1006 sqft. U can plus with the carpark price . But for now ur RPGT TAX still hight 20 to 30% if u wait for 5 month more price can go up rm 480psft. We now trying to get the good value for this condo .its for make our privious customer get the better rate and for make this project became good value.

Highlights of Budget 2014 – Real Property Gains Tax (“RPGT”)

RPGT is a tax imposed on gains from disposal of all types of properties such as residential and commercial buildings, land and shares of real property companies. RPGT is imposed on the net gains from disposal of property after deducting the following costs:-

Acquisition price
Stamp duty
Commission for sales
administrative payments

The current RPGT rates vary from 0% to 30%, depending on the holding period. The holding period refers to the period between the acquisition date and the disposal date of the property.

To further curb speculative activities, the RPGT rates on disposal of properties and shares in real property companies effective 1 January 2014 shall be as follows:-
