Bros , my friend asked me to buy a unit apartment there . need advise from bros staying around . Agent told me price around RM185k to RM200k . My personal observation ...


Pro.

• Walking distance to IOI mall , Tesco & Giant , Binary college , Chinese school
• Near Sunway College and Columbia Medical Centre
• Future LRT station at IOI Mall & Tesco . (just walking distance can reach there)
• Easily rent out because superb location .
• Good rental return . Current rental is RM1200 - 1500 for furnish unit . Approximately 8-10% . My friend bought 2 units and rented out at RM1300 & RM1500 .
• Very tight security
• Quiet enviroment

Con

• Majority rent out to student and office near by . Less family .

That's good rental at 1300 & 1500, how much did your friend dump in for reno? Is he th norm or the exception? Coz many units are asking rental less than 1k, this u gotta decide ler

I got one unit there .
I bought it 3 years ago . Only RM145k .
I stay there almost 2 years b4 rented out .
I agreed this is a good investment hot spot . G&G + good location + future development (future LRT extension) .
I rented out to a company RM1250 (just renew tenancy from previously RM1200) . currently very hard to get a unit there .
I heard Setia walk sold the same size unit around RM370k . terrible . to me , Sutramas apt location better than Setia Walk . do u agree ?

My one is with furniture . All rooms with aircon + living room also , Sofa , cabinet and refrigerator & kitchen equipment ....

what is the current market price? it just 2 type 845sq.ft or no-view 815sq.ft.

I even not yet receive house key (I bought at RM195k) .
Now price already over 210k . Many agent call me ask me to sell . rclxms.gif
But i dun do that , i believe very fast will go 220k by end of this year . because Puchong Jaya getting spot now . Many ppl just knew about this place .

I just received key . Very happy to own it .
I saw iproperty , some owner asking RM250k . rclxms.gif
I am very sure this place will be getting very hot being reason :-

1) Many restaurant / Pub nearby - Pizzahut / Oldtown / Paparich / 1st station / Overtime ...All are walking distance (less than 5 mins)
2) Convenience - Very near to IOI mall shopping mall (less than 200m) - can enjoy shopping / movie / food ...
3) Easy to rent at good price - Near IOI mall / Tesco / Giant / Puchong boulevard / Binary college and future LRT .
4) future appreciation - Future LRT near IOI and Tesco . Just 5-10 mins walking distance .
5) Gated & Guarded . Tight security & access card entry .
6) Cover car park at B1 -B3 . No need packing outside
7) Good location - most nearest residential building to IOI Mall / Boulevard / Future LRT other than commercial building .

Conclusion :- Worth investment .

Or got more $ , can buy landed property at Kasawari Height . Price not sky high . around 400k - 450k . Double story . worth to buy .

Location very nice, 1KM walking distance to LRT station,

Let's say each unit is 300k, and rental is 1.5k, if you got yourself two units, that's 600k and rental 3k. I thought it would be better rental return than most of the newly launched pigeon holes. Not sure if there is a way to compare the capital gain.

From day one handover key . i never empty my house more than 1 week . normally once old tenant move out , new tenant come .
Like recently , not even the old tenant move , the new one already chasing .
Rental : RM1500 . good deal .
Now wait for LRT to complete . then rich .

My house fully furnish . With cabinet / Aircon / washing machine ...without TV . cost me about 8K .
But rental return much better . Without furniture max 1.1k .
