I had been doing some research on the areaand it seems that this area is on the up Facts to support: 1. Listed as a hot spot by property researcher, Ho Chin Soon 2. Area is located adjacent to the soon to be developed RRIM 3. New HELP Campus is going to be built there soon. 4. Strategic location; between Kota Damansara, Sungai Buloh, Shah Alam and Subang 5. Easy accessibility via Federal Highway - Subang Airport, Batu Tiga - Sg Buloh. Your thoughts on this?? |

if can get cheap why not? but the land is leasehold. but KD oso leasehold. i dunno if we shud wait doe RRIM. mcm mahal ja.

I've been eyeing that area for quite some times. It is my favourate place to buy my very 1st house. But I dunno for some reason I think that the subsale house are quite expensive considering current development there. Last month I asked it was 320k at the cheapest.
I also want to wait form RRIM but to think about the skyrocket price nowadays, seems a lil bit scary that I can't afford. |

My office is at SB... rent is cheap. But crime is damn high especially during long holidays such as CNY or HR.

I've been there before. The house inside the area for me is very nice. One thing I don't like is the access road. If I am not mistaken, correct me if I am wrong that is the only access road to the area. For staying I think its quite nice but investment? Can't say since the rental is quite low at the moment.

Subang Bestari has come to the end the the development, left 1 piece of Semi-D land and futures bungalows. Worldwide is going to launch their last semi-D project on 15th April 2011 where most of the units has been booked (total 26 units + 1 bungalow). Great future |

so I guess that even next year also the projects still haven't start..aiyaa I planned to buy my very 1st home..I oso want to ask since I can't find specific thread for this.. I passed by PLUS highway everyday to work and found out that there is 1 property development just next beside Hospital Sg. Buloh.. I wonder who is the developer & how much does it cost..If I'm not mistaken, there are several single / double storey terraces...can anyone help me? thanks yo!

I live in Subang Bestari since 5 years ago. Maybe now is the time to start looking around my area for some investment opportunities.
Expect to hold it for long time. Time to take my mountain bike and cycle around the area to explore. One thing I like about the Subang 2/RRI area, lower population density = faster unifi. ha ha ha. That is a lot compare to what we paid 7 years ago. for developers, they will usually build infrastucture last. this is purely for cashflow purposes. mind you assuming the entire 3000+ acres of land, to complete infrastructure cost first is going to be huge capital investment + financing cost. the contribution amount in terms of sewerage, power, water is mind-blowing if you were to pay up front. but having said so, i could be dead wrong. i remember I&P for temasya glenmarie, they really did a nice job for infra prior to building the houses. but like i said, it's norm to do development first then only infra. just my 2 cents. no offense, k? puchong boom started when they landed the first tesco in malaysia i think.
then ioi mall spruce up the place a little. clever ioi starts to convert their land to residential to maximise some profit. puchong is puchong nowadays with some boost especially on commercial side of it. sb can't replicate puchong possibly because it's more a residential play rather than commerical. it's more like usj concept with commerical scatter here and there. biggest setback would be under shah alam therefore you can kiss entertainment outlet bye bye. biggest catalyst lies in help college, mrt line, and rrim development. for self stay, i would recoomend. for appreciation, yes but takes time. good luck. fyi: rm1.2mil semi-d in sb. same amount can only land you a: 1) superlink in temasya glenmarie 2) 3 storey terrace in sutera damansara 3) 2 storey in bu 4) corner unit in pj |

but front outside, it looks good and spacious. i think there's even a long driveway as a porch, very elegant wor. maybe i will sneak in to see the semi d. one thing i dislike from the layout, sharing bathroom for bed 2 & 3!!! the guest room at ground floor also got private bath. jialat. the previous semi-d is much nicer. and only at rm700k++. but in the end i guess if you top up with rm100k as renovation, the rm1.1mil semi-d will look like a rm1.5k semi-d liao?? lol. cheers! |

just back from my jog.
not that bad lah. porcelain tiles 2x2. high door height. but i dislike the timber flooring, wondering whether it's finished product or not. some doors too tall and lacks width especially doors leading to bathroom. some of the layout could be better. sharing of bath is a big turn off for me. ceiling were exceptionally high especially in the bathroom. i think the standard 5 feet staircase also you cannot change light bulb. no joke. ac bill gonna be high to power it. switches are ichiban - full flat type. give free solar heater and security system. not bad. will try to upload pics tmrw. cheers! |

The land where HELP Int'l Sch/UC sits on today was acquired at RM20/- psf.some years ago. The present value of the land could have appreciated by many fold as much as the value of the land that belongs to KwasaLand. How is Subang Bestari doing now sifus? Now that the MRT Phase 1 has been up and running, surely there must be some good news eh
Thinking of buying one apartment there as my 2nd property for own stay... what do you guys think? |

Some small road was built in front of Petronas going the MRT station. For public use or not dunno lar. |

Something about them that draws the feng shui or the banks know something we don't. |

Bestari can kuda on Elmina, Kwasaland, Dsara, MRT2, HELP UNI.
The easiest way to know the place will boom is to ask banks for valuation. |

I think Cakerawala road will only be widened when Kwasa starts building houses along the road.

Worth or not worth its actually needs time . Property is always a long term . investment .
Take a look at Bangsar area, 80 years ago who can predict that Bangsar will be the hyp place and one of most expensive properties in KL? |

I found Worldwide properties at Laman Permai (Amber & Amertis) still available for sale. Is anyone stay there? How the house quality and surrounding? Any traffic issue if we work in KL in morning? Any good commercial area nearby? Thanks |

With DASH highway coming into completion this year(hopefully), I think Subang Bestari might be an ideal place to get a subsale landed house albeit its leasehold. However I am not sure if the traffic would still be bottlenecked at Persiaran Cakerawala, does anyone live there know if the traffic would be easen up after DASH highway completetion?

I'm staying nearby in seksyen U5, from subang bestari there are 3 entry point into DASH:1. via persiaran cakerawala, in front of star avenue 2. via persiaran kosmos, near the KFC 3. via persiaran galaksi (passing by the Mah Sing housing area) so traffic has eased up compared to before DASH, during DASH construction was the worst. Since MCO ended the commercial area in Subang Bestari has improved a lot, nowhave family mart, CU, e-mart, Subway, Zus, boat noodle The shoplots parking now full during lunch time on weekdays |
