I had been doing some research on the areaand it seems that this area is on the up

Facts to support:

1. Listed as a hot spot by property researcher, Ho Chin Soon
2. Area is located adjacent to the soon to be developed RRIM
3. New HELP Campus is going to be built there soon.
4. Strategic location; between Kota Damansara, Sungai Buloh, Shah Alam and Subang
5. Easy accessibility via Federal Highway - Subang Airport, Batu Tiga - Sg Buloh.

Your thoughts on this??

I've been eyeing that area for quite some times. It is my favourate place to buy my very 1st house. But I dunno for some reason I think that the subsale house are quite expensive considering current development there. Last month I asked it was 320k at the cheapest.

I also want to wait form RRIM but to think about the skyrocket price nowadays, seems a lil bit scary that I can't afford. smile.gif

My office is at SB... rent is cheap. But crime is damn high especially during long holidays such as CNY or HR.

I've been there before. The house inside the area for me is very nice. One thing I don't like is the access road. If I am not mistaken, correct me if I am wrong that is the only access road to the area. For staying I think its quite nice but investment? Can't say since the rental is quite low at the moment.

some interesting facts:
1. currently the 'taman taman' confined within are 'linked' through 3 main access from jalan sungai buloh. 1st is near the rrim, 2nd is at the 500th kfc restaurant, and a 3rd entrance just before turning to kampung melayu subang.

3. in the master plan, there are supposedly a penchala link extension

5. there are altogether 9 major developers jointly developing the whole site including mahsing, merge housing, worldwide holdings
6. development have been handed over for more than 10 years for some phases and some are still in the midst of launching (eg. safira bungalows by worldwide holdings)
7. prices were rather stagnant but subsale have picked up a fair bit with persada being rm2xxk to 3xxk approx 5 years ago now asking for rm6xxk
8. bungalows launched 3 years ago by worldwide have also almost doubled in value!
9. the 1st entrance to subang bestari have street lighting columns design for both directions even though current lighting is one sided (meaning is designed for dual carriageway both ways)
10. it has a sek ren. and sek men. within but it's a government school
11. supposedly hypermarket development is approved but yet to be constructed

1st floor rm800 per month

Bought at 500k plus last time

Bestari mistaken build up inside small
Launch price 180k
Double storey

RRIM is the top pick in my future investment portfolio, 3400 acres of land are soooooooooooooooooo limited now that any developer can acquire in KV prime area, I foresee it will change the entire PJ image, looks at Mah Sing's Star Avenue, I highly recommended, so impressive.
Subang Bestari has come to the end the the development, left 1 piece of Semi-D land and futures bungalows. Worldwide is going to launch their last semi-D project on 15th April 2011 where most of the units has been booked (total 26 units + 1 bungalow). Great future rclxms.gif

there's still quite a fair bit of land all over the place in subang bestari area. if you are familiar with the place, there's actually a rather large plot within a stone throw from HELP campus. the semi-D/bungalow is definitely not the last from wordwide as within the same area, there's still easily in excess of a few acres left. and as mentioned, there are several pockets of lands in between the completed housing/apartments/shoplots.
worldwide's shoplots (under construction currently) are selling about rm1.3million with the front facing the future HELP campus. star avenue having main front road is selling from rm2.3mil.
mahsing is selling the giza concept. i was actually surprised by the large plot that mahsing is having. i thought it's much smaller. earthwork is in full swing with hoardings completed within this week itself.
do agree that subang bestari area will eventually turn out to be something nice but the big factor lies in the timing.
for a newer play, you might consider aman putri. equally large tract of land, FREEHOLD, and with great accesibility (not now but future since it's mighty close with link up to Guthrie Corridor Highway; the connection from GCH with flyover and such is already completed!).
those who have holding power should definitely take a look.

Chief, where is exactly Aman Putri, izit the one near Sg Buloh town by Guthrie? Wat bout Denai Alam by Guthrie? Agree freehold is better, but I prefer something nearer to Damsnsara, the nearer the higher the buying power rite? Furthermore MRT (if) stations is around the corner? Any idea how MRCB's master plan for RRIM, research shows it needs 15 yrs to develope, could be a duplication of Puchong development ya sometime 15 yrs ago....

fyi, their latest G&G was sold out with pricing commencing from approx RM450k. total around 170 units.

denai alam is FH by sime. heard that link house there now are avg RM500k with certain phases breaching the RM1mil mark. but can't really confirm this because not too familiar with this.

no idea on master plan for mrcb/epf thingy. even if i have, it certainly will change over time due to various factors. a 15 year masterplan WOULD most definitely be evolved to cater to future demand and trends.

there IS a proposed road that is supposed to dissect from the current petronas station (HELP college) cutting across to meet the proposed MRT station/SSP junction. this road has been proposed since >10 years ago but still haven't materialise. AND there's one more proposed linkage that is supposedly cutting from border of subang bestari/RRIM to link to penchala!!! but also have not materialise. the key word here is YET to materialise. it's all about timing bcos this piece of land is too valuable and when it really starts, all the ancillary infrastructure would be constructed to complement it. i believe with the highways, it will be a 5 minutes drive to mont kiara from RRIM/Subang bestari (seriously).

like i said before, investors needs to have LONG holding power IF RRIM commences. LONGER holding power IF RRIM commences much later!!!

that particular piece of land on your right after you passed subang airport en-route to subang bestari have been cleared multiple times. it has been 'tradition' of reclearing every 6 months or so.
dunno why but it just does.
it's NOT a sign of commencement for RRIM project.
even if it really starts, logic will dictates it starts near the MRT station, no?

Infrastructure work needed to be ready before any proposed plan, that is the difficult part, I also feel that RRIM will kicks off fr the top half which is near the MRT.
RRIM research Institute will remain inside the estate, in the future will serve like a museum, I got this news fr my friend who is a regular supplier to RRIM (training)

so I guess that even next year also the projects still haven't start..aiyaa I planned to buy my very 1st home..I oso want to ask since I can't find specific thread for this.. I passed by PLUS highway everyday to work and found out that there is 1 property development just next beside Hospital Sg. Buloh.. I wonder who is the developer & how much does it cost..If I'm not mistaken, there are several single / double storey terraces...can anyone help me? thanks yo!

I live in Subang Bestari since 5 years ago. Maybe now is the time to start looking around my area for some investment opportunities.

Expect to hold it for long time. Time to take my mountain bike and cycle around the area to explore.

One thing I like about the Subang 2/RRI area, lower population density = faster unifi. ha ha ha.

Summore only 30 minutes drive to my office.

I lived in Subang Bestari for couple of years now.....the only I dislike is the morning traffic and foreigners....

Traffic is ok for me, I go out to work at 8:30am. Jam at Ara Damansara for a while only.

i would think otherwise my friend.
for developers, they will usually build infrastucture last. this is purely for cashflow purposes.
mind you assuming the entire 3000+ acres of land, to complete infrastructure cost first is going to be huge capital investment + financing cost.
the contribution amount in terms of sewerage, power, water is mind-blowing if you were to pay up front.
but having said so, i could be dead wrong.
i remember I&P for temasya glenmarie, they really did a nice job for infra prior to building the houses.
but like i said, it's norm to do development first then only infra.
just my 2 cents.

puchong boom started when they landed the first tesco in malaysia i think.
then ioi mall spruce up the place a little.
clever ioi starts to convert their land to residential to maximise some profit.
puchong is puchong nowadays with some boost especially on commercial side of it.
sb can't replicate puchong possibly because it's more a residential play rather than commerical. it's more like usj concept with commerical scatter here and there.
biggest setback would be under shah alam therefore you can kiss entertainment outlet bye bye.
biggest catalyst lies in help college, mrt line, and rrim development.
for self stay, i would recoomend. for appreciation, yes but takes time.

fyi: rm1.2mil semi-d in sb. same amount can only land you a:
1) superlink in temasya glenmarie

This is the 1st time I came across that a show house looks worse than a model house...
On paper it sounds a good investment, but I bet after you examine the show hse, you will think twice...really jialat!!

looks like a low cost semi-D, door, window frame, sanitary accessories, flooring, porch roof top, staircase handrail and steel fencing etc all tak boleh pakai..... doh.gif

i think there's even a long driveway as a porch, very elegant wor.
maybe i will sneak in to see the semi d.

one thing i dislike from the layout, sharing bathroom for bed 2 & 3!!!
the guest room at ground floor also got private bath. jialat.

the previous semi-d is much nicer. and only at rm700k++.

but in the end i guess if you top up with rm100k as renovation, the rm1.1mil semi-d will look like a rm1.5k semi-d liao??

Yup, was there yesterday afternoon. Like what UFO-ET observed the material used is quite bad and the design too ! It was really spacious for semi-d corner unit and enjoy the windy environment too. Well, must say the satays served were very tasty ! I thought I was in Kajang ! Price is @ 1.2mil for non-bumi.

just back from my jog.
not that bad lah.
porcelain tiles 2x2. high door height.
but i dislike the timber flooring, wondering whether it's finished product or not. some doors too tall and lacks width especially doors leading to bathroom.
some of the layout could be better. sharing of bath is a big turn off for me.
ceiling were exceptionally high especially in the bathroom. i think the standard 5 feet staircase also you cannot change light bulb. no joke. ac bill gonna be high to power it.
switches are ichiban - full flat type.
give free solar heater and security system. not bad.
will try to upload pics tmrw.

Subang Bestari and the vicinity have potential for growth.

The land where HELP Int'l Sch/UC sits on today was acquired at RM20/- psf.some years ago. The present value of the land could have appreciated by many fold as much as the value of the land that belongs to KwasaLand.

Went there last week. Not many shops open yet.
However I notice some empty shelfs in giant. Business seems good and quite crowded for a mall that so few shops open.

How is Subang Bestari doing now sifus? Now that the MRT Phase 1 has been up and running, surely there must be some good news eh biggrin.gif

Thinking of buying one apartment there as my 2nd property for own stay... what do you guys think?

More and more people and traffic.
more chinese restaurants opening in the light industrial area.
Some small road was built in front of Petronas going the MRT station. For public use or not dunno lar.

If the banks setup shop in a residential area, that is a positive sign.

No banks in Subang bestari but thats not a big issue as many transactions are on electronic now.
The ATM machines in petronas always has a long queue.

Anyway, just my observation la.
Usually when there are banks around commercial areas, the place will be booming some how.
Is not just about ATM machines or online transactions.
Something about them that draws the feng shui or the banks know something we don't.

Bestari can kuda on Elmina, Kwasaland, Dsara, MRT2, HELP UNI.

The easiest way to know the place will boom is to ask banks for valuation.

I think Cakerawala road will only be widened when Kwasa starts building houses along the road.
Traffic jam there after 6pm is getting worse.

Morning traffic jam at Persiaran galaxy also getting worse. dry.gif

Persiaran cakerawala is just next to RRI.

RRI wont give any of their land to make way widening the road. Thats what i heard last time.
I think new access should be within kwasa once they complete the project

Persiaran cerekawala suppose to be a 4 lane road. Dunno why last time they only build half of it.
I hope land for the other half already allocated else it will be problem in future.

Worth or not worth its actually needs time . Property is always a long term . investment .

Take a look at Bangsar area, 80 years ago who can predict that Bangsar will be the hyp place and one of most expensive properties in KL?

With DASH highway coming into completion this year(hopefully), I think Subang Bestari might be an ideal place to get a subsale landed house albeit its leasehold. However I am not sure if the traffic would still be bottlenecked at Persiaran Cakerawala, does anyone live there know if the traffic would be easen up after DASH highway completetion?

I'm staying nearby in seksyen U5, from subang bestari there are 3 entry point into DASH:
1. via persiaran cakerawala, in front of star avenue
2. via persiaran kosmos, near the KFC
3. via persiaran galaksi (passing by the Mah Sing housing area)

so traffic has eased up compared to before DASH, during DASH construction was the worst.
Since MCO ended the commercial area in Subang Bestari has improved a lot, nowhave family mart, CU, e-mart, Subway, Zus, boat noodle

The shoplots parking now full during lunch time on weekdays
