The sales office just located next to the City Garden Palm Villa Taman Cempaka.

Just the right time to launch new prop. But not sure is the right time to buy?

As nearby Axis's price ard RM330/psf.

yes, in a sense, Taman Cempaka is near Pandan Indah / PGRM, but the opposite site of it, separated by the Star LRT line. Aka the side of Axis Atrium/ Crown.
The website is still in construction but very much show you how the outside gonna look like. Site office/ Sales office is directly opposite the entrance to Palm Villa Condo.

The early bird discount for 18xx sf was 10%, with other goodies like 50% DIBS, free S&P and legal fees, free 1st year maintenance. Booking fees was RM5k. I was there at the private viewing last Friday. Personally I like the location, accessible from the 4 prongs of Ampang area. Jalan Ampang, Ampang Jaya, Pandan Indah/ MRR2 as well as Pandan Indah /Cheras. Maybe coz I used to stay in Palm Villa with my parents , contruction wise, the building is OK, but some issue with the maintenance, and if I am not mistaken, there was a court case couple of years ago.

A potential issue would be the tiny road leading up to Palm Villa and dPines, via Jalan Cempaka. Its already packed with cars parked on the sides. Alternately, you use the other way of access via the malay settlement towards Kampung Pandan/ MRR2. Looking at the price Axis is going, definitely the cheaper options would be dPines (only if you get the discount). I heard its ending or only available at private viewing.

Yes, its leasehold, same project as this thread, officially called d Pines, ppl must have hear "The" Pines.
Project still under construction (piling), site next to sales office, so you can view both at one go, as well as previous project, Palm Villa Condo.
Only selling Block A now (200 + units), they will have Block B later, but developer is not revealing more information.
Not sure what how many left, but they are open this weekend, can go have a look.
This afternoon's conversation with one of the staff, seems like going fast.

DIBS - Developer Interest Bearing Scheme, where in this case 50%, developer pay half of your interest during construction. Not sure how 50% DIBS works, heard its usually thru claim-backs. Anyone can help?

I see, this is exactly the package my friend took. He only needs to pay half the interest during construction. How the numbers go, well i am not sure myself as well.

Hope someone with info on this can share.

Anyway, I still do not know if this is a good buy. Its a very expensive property at such price for a condo. Its actually matching alot of nearby landed properties with such a price.

Just go and have a look last few days,

In terms of location not bad
surrounding is kurang a bit
design of this stil ok, but abit like flat. high density
price 380 per sqft.. is a bit high ( klang valley hard to get lower already)
but i think the sub sales landed there shud b around 300k ++
but least hold... 1 car park..
50% DIBS have to claim from developer by the customer himself.. abit low ya..
overall.. if u dun mind the surrounding, leasthold, 1st time buyer, looking for affordable stil ok.

i bought sri pinang villa, 1300 sq.ft RM160k on 2005. the quality and maintenance i give 4/10. until now my outside toilet leaking from upper floor still not resolve. this developer kinda 'pekak' when u file a complaint

my family is only interested in Cheras Ampang area, and there are not much land for development anymore blush.gif
but considering my familiarization with the area, the location is very accessible in my opinion.

this is low? Pardon my ignorance as im quite new to this

Anyway, the sales has been going strong for now. With almost 35% sold after launch for a week or two.
And this property is close to LRT (there are THREE lrts along the road Jln Cempaka)
The price is still justified due to the sudden emergence of Axis Ampang which is around the corner (IMO)
