 Sri Intan, Jln Ipoh, buy or not buy?

Hi all sifus and friends,

I really can't make up my mind about that condo. It's about 10 years old and it's cost about RM200k. 10years ago it was RM200k as well. I have no idea why these 10years the value never increase at all.
In fact it's loss due to inflation and interest.

Anyway, my intention here is to buy or not to buy. I'm not exactly familar to that place. But it seems quite convenient there. Hook on to Duke highway and you'll be in MidV, Mont Kiara, 1U ..etc in no time.. well 20minutes maybe.

So can any sifu enlighten me with pro and cons? To go or not to go?

80% is for rental, 10% flip and 10% for own stay which is unlikely to be happened.

the price remain stagnant tell u everything...must be a rundown apartment without proper management...

hmm,
actually I've been in there walk walk see see.
the road access into them is a bit bad..
but other thing seems quite ok if some re-paint works done

surprise me ..a lot cars in there are more expensive than the house

hmmm .. not sure bout that place, but some questions you can ask are like are the majority of tenant / owners locals or foreigners? what kind of foreigners? and the security? hows the facilities maintained? bad access road = unsafe outside the condo?

but many a times, you can use your intuition bout the place .. if it makes u uncomfortable .. don't expect prospective tenants to be ..

hmm....i guess there's not much foreigners but road access is not exactly the good. There's old town nearby..err a few bumpy road with portholes..
that's it
security is ok decent. but cant expect like super strict like that.

it doesnt really make me uncomfortable to be honest ( i live in some government flats) so i cant really tell the difference

The Sri Intan was completed in 1998 -- economy crisis period. Many property prices dropped at that time. I believe the initial listing price was somewhere between RM190k t o RM220k. Only these past few years, the price of this condo is only beginning to climb again. Slowly but surely. High end condos all "kena sapu" by rich speculative buying/investors -- how many actual occupants in these condos? How do you define "high end" -- it's all perception. A leasehold 400+ sf studio/suite can cost RM350k to RM500k but this Sri Intan 1000+ sf freehold only RM200k? Maintenance better in high-end condo? Yes for the first few years, who can be sure what maintenance will be like after that?

Truthfully, Jalan Ipoh is like the "not so hot" area in KL (looks like a small town with faded shops and crowded residential areas) but in actual fact, it has great connectivity to many "hot" areas like you mentioned. You can see newer condos coming up in this area like Casa Idaman all priced at RM260k++ now (and leasehold) -- they indicate there is potential for more growth. If you believe that property prices will pick up (which it will), a 1000+ sf freehold condo in a strategic location is a bargain at that price you have been quoted. Some rich people keep low profile -- stay in less prominent, cheaper places but drive cars more expensive than the condo, eh? Yes yes... I see them too.

Rental return for RM200k... In actual fact you only pay RM20+k (10% + legal/loan agreement fee). Probably need to get a rental return of RM200 above your monthly installment and maintenance fee to generate a >10% return per annum for the RM20k you put in. That will be about RM1000-RM1200 which is not impossible to fetch if your unit has some basic furnishing/air-cond/heater/etc. Put in as low an entry cost as possible and stretch out your loan to get the lowest monthly installment (the lower your monthly installment, the higher your profit margin = the higher your ROI).

i live there.. to be frank its a Good Condo .. Less foreigners and majority Chinese. i find it at strategic point eventho at times a bit 'jam' at Jalan Ipoh to Kl from 5th mile til Dynasty Hotel.. The Management quite good and for that amount of Maintenance fee ( rm 194) i pay , i get the best with good yet strict Nepali Guards. Food wise no prob, a lot of Chinese restaurant plus everyday morning wet market just 1 minute walk nearby condo... wat more i need for a condo nearby KL town ?

hello, i am the owner of 1 of the units in Sri Intan 1 block A looking for sale now, 903 sq ft asking price RM250,000. This unit was just refurbished with new paint, bedroom new floor, living room lighting all changed.

not true price have gone up since the first posting, now transacting above 300k. rental stuck at 1200RM.

If you want for own stay, would not suggest you to buy the apartment.

Why not consider Sang Suria or Villa Angsana? The price slightly higher but the maintanance better than sri intan alot.
