From the location map shows that PKNS-Selangor Science Park 2 is exactly next to SEG ( separate by Lingkaran Putra Highway ).
Any idea will it benefits SEG further.?

The ( Liu Li Gardens 2 part 2 ) is the last phase of mainland link villas.. as of the masterplan shows now.
So far no other information on island link villas yet.

As what i know during last check.
For Garden 2, the row that backing highway will get ORCHARD GARDEN behind, almost 79ft distance towards road. Also heard that Orchard Garden will have (small river stream), jogging path, garden tables & garden chairs for chit chating , Landscape & trees.
For me, I like YouMei type and backing Orchard Garden have more privacy & more green.

But im not sure about Garden 2 Part 2, ( left corner & left row ) as per picture shown.

Still, i hope SEG will get 10ft height of sound barrier. and with bushy trees.
And happy to see the superb response on the sales.
Make it great for ownstay & great community.

Haha, i remember they mention Durian trees are a 'no no' in Orchard Garden.

On the other hand, most important is to have great neighbourhood, maintenance & security.
Heard a lot of good feedback from Eco Park residents,
It will be awesome if SEG 's maintenance & security all follow Eco Park standard as per SP mentioned.

Moreover, u can have a mini "all around the world" feel if SP execute nicely on all those island units & concept.
Lets see see.. hehe

I think its Master Title. And buyer need to pay MOT. Should be 2,3 years after VP... not sure when.
But confirm need to pay MOT. Previously mentioned in this forum also.

Im just excited to see their new design / theme for the island units. Hope they design it super nice then more people wan to make it as own stay. And it also attracts more people to know about SEG & Cyber.
About the island access, yes it is only for island owners only. Its like different different small GnG area. Mainland owners can access the "BUND area" i think ( at the right side of the whole project ).
The other way is island owners invite us for open house...heh heh..

Mainland units longer mahh, (LuiLi Garden) 26*95.
Island units LV most likely is 26*85.
And the semi-D units also different by 10ft in terms of length. heh heh..

Hmmnn, talks about LuiLi Garden's - YouMei Courtyard size of 11"11" x 14"9".
Say its around 12ft x 15 ft. Come to think about it, its quite big indeed.
Though of taking out all the glass panels ( 3 surrounds it i think ).
Then can become a dining hall with Double ceiling heigh??
But of course possible block by 2 pillars perhaps...
Anyone know whether the 3 are glass windows / doors?

Hehe,,, because of the idea of Double Ceiling Heigh.
Visited some other show houses that have Double Ceiling Heigh on Living hall or Dining hall and it looks good.
The Courtyard can be sealed with Glass Roof/Panel then the Ceiling of the courtyard is up to the roof oh.
Just curious about this concept..hehe.

Something like this, this picture ( from website ) is taken from Sejati Residence, CJ.
This picture is from a 3 storey building though. but the angle of the picture is around the height of a 2 Storey Roof level.
Im not sure how big is Sejati Residence living hall area. But if Liuli-YouMei courtyard is around 12*15ft.
Looks like its do-able for a dining hall. heh heh... just cover the roof with glass panel. but not sure how much it will cost ohhh... around 180 SqFt2 ler..

Haha. SEG Liu Li Garden 2 for own stay.
Just read the paper and they mentioned "Canine/dogs patrols" is that true? its not mentioned during purchase.

Moreover, they also plan to implement water patrolling as an additional security feature.
I'm not staying in the island, but its cool to see patrol guards in boats patrolling.wow.... first in housing area....

Wow, thanks for sharing the photos. very nice. and the distance between units "face to face" are very wide,, May i know roughly what is the distance in between units, face to face?

The left building is Semi-D ( Grasilis or Ludwigia ).
The centre building is the Club house?
The right building? What model is that building? different roof oh...
