well, personally -

1. Rimbayu price point seems to be more realistic
2. Nearer to matured township (ie Kota Kemuning & Kemuning Utama)
3. Nearer to Puchong... if comparing to Shah Alam of coz..

for SEG new launch, on the day they launch almost all corner for Link VIlla kena sapu except the middle row and only few intermediate kena sapu... 14 units LV and 2 SD sold on the morning session, consider good? Bungalow all taken before open for sale i think...

Quite normal. Investors mostly cheong in during 1st phase especially chinese.

Not great. I think SP Setia really need to build the show units n open access road to SEG site asap to let buyer appreciate the loc, concept and environment. Those time to sell 2mil with only paper n video already over. All developers bac to build show village to lure buyer. To be fair it supposed to be the way. Jus that we were at bbb period last few yrs that no one care much abt it.
