 Quotation for renovation, Advice Needed Please!

Dear all,

I've just received this quotation to renovate a 4th-floor walk-up apartment of size 800 sq feet approximately.
As I haven't done any renovation this scale before, hope to get some advice from forummers icon_question.gif

Room1 (size 96 sq ft)
Floor Tiles (include 1x1 tiles) RM1188
Tiles skirting RM 240
Remove parquet RM 396

Room2 (size 94 sq ft)
Floor Tiles (incl 1x1 tiles) RM1296
Tiles skirting RM 264
Remove parquet RM 432

Room3 (size 112 sq ft)
Floor tiles (incl 1x1 tiles) RM1440
tiles skirting RM 264
remove parquet RM 480

additional fan point (3points) RM 195
additional fan hook (2 units) RM 60
whole house painting labour only RM1200
ceiling paint white 1 can 18 litres RM 85
wall sealer 1 can 20 litres RM 180
ICI pentalite paint 5 can of 5 litres RM 550
metal paint 1 can 5 litres RM 120

The renovation is actually for an investment property that's 17 years old.
And the contractor mentioned that his workers are all chinese.

Thank you for your comment, numbertwo.

This contractor said the labour charge is higher as everything he needs to use they need to carry it up/down via staircase.

Another quotation I'm waiting for is coming from an indonesian repairman who has helped us in several occasions (fixing leaking roof etc). His work has been satisfactory so far, neat and clean.
