I've just received this quotation to renovate a 4th-floor walk-up apartment of size 800 sq feet approximately.
As I haven't done any renovation this scale before, hope to get some advice from forummers

Room1 (size 96 sq ft)
Floor Tiles (include 1x1 tiles) RM1188

Room2 (size 94 sq ft)
Floor Tiles (incl 1x1 tiles) RM1296

The renovation is actually for an investment property that's 17 years old.
And the contractor mentioned that his workers are all chinese.

my comment : extremely costly 1x1 tiles psf (~12-13 ringgit psf) even it includes labour and material ..

And also, don't judge a contractor by what races of workers he is using, it is a rubbish factor to me....Some good indonesian worker can produce a good workmanship for half the price too and vice versa some CH workers produce horrible workmanship ..

This contractor said the labour charge is higher as everything he needs to use they need to carry it up/down via staircase.

Another quotation I'm waiting for is coming from an indonesian repairman who has helped us in several occasions (fixing leaking roof etc). His work has been satisfactory so far, neat and clean.

ok..didn't know it was a walk-up apartment..i was comparing with mine which is just a landed dsl...

Because you are not aware of their nature. 9 out of 10 are going to be your nightmares.

The moment you give the work to them, you are snared. CH workers do not give you the grief that Indonesians give you plus their workmanship definitely sucks. The good workmanship that you may see is only in the beginning to con you in letting your guard down. Everything that an Indonesian worker produces, you must personally look at them when they do or you cannot imagine what is being covered.

I am like you, race and nationality blind until this painful experience with this conman and the rest of the Indonesian workers. Sorry mate, you are dead wrong.
