 Water leakage in the wall..., any expert to recommend?

Hi,
wow.....it has been a long time that i had forgotten about this issue. even i had sold off that particular property.
Frankly, i had lost the plumber's contact.
Nevertheless, a good contractor will ensure the leaking part is full sealed then only cover back the wall or flooring tiles.
Usually they will do pressure test 1st and will request the property piping layout diagram before start hacking.

Scrap off the paint and see underneath..

I suspect water damage or a wall crack due to the building settlement.. Happens to all of us..

There's obviously something under the paint and if you won't remove the paint you can't know for sure..

Not that easy if its an old house..

It could be due to house settlement/movement and the pipe joint cracked.. It easily be from a water supply pressure pipe or a drain/rain water (no pressure) pipe.. Its a normal complain for some old houses but it must be addressed correctly..

You need to find out the cause 1st.. Then get proper advice..

This is an 10 years old condo... Next room is bath room. I think I'll ask contractor to scrap off the paint and find out the source... Could be from upstairs or my my toilet. Just checking around if you have similar experience??

some walls need to be hacked and re-erect new brick walls because inside is too moist. if the issue prolong for a few years definitely there will be no cure.

solution to this is hack and rebuilt. don't waste money on waterproofing products.

some old house more than 30 yrs, 40 yrs are not worth doing major renovation. better to sell it off and purchase a new house.

All brick wall are porous will dry out in time..

Permanent moisture comes from a source..

Waterproofing a bathroom wall is just general maintenance you need to have it done sooner or later..

If the water travels to another location then repair it at the source and the problem goes away..

You are entitled for your opinion..

If only small section of wet wall in a very large house which is generally dry, selling it and purchase a new one does not make financial sense, repair that section makes more sense..

i have the same issue here, the owner have do toilet and redo exposed piping, but still leaking.

Was thinking any specialist here to recommend to find out the source ?

Was quoted rm400/point to fix water leakage into wall and room ceiling, is this reasonable price? They also provide warranty if leakage comes back again, foc repair.

Have a water leakage problem with a wall shared with a neighbour in a landed double-storey link property .


Houses in the row are 20 years old and have air wells originally, exposing the space to the rain and heat.


I have covered mine up and made it an extended part of the dining area. But noticed the wall was leaking.....damp after a rainfall. Plaster ceiling was partly spoiled by the leakage.

My new water pipes in the wall were not leaking. My contractor traced it to my neighbours's airwell which is uncovered.....so when rain comes and pools on his side of the wall, it seeps into my side and travels upwards.


Contractor has done his best to go over to their side of the wall, clear the drainage hole and try to "waterproof" and seal cracks as much as possible, saying if it works, it may only last 2-3 years.....I need a permanent solution otherwise my paintwork and plaster ceiling will be spoiled again with dark spots indicating fungal growth.


Will be calling up waterproof specialist JS Star Construction for advice. BTW, has anyone use this JS Star before (apparently named after business owner Jacob Soon), and how is his work? Another company I was referred to was GreenSeal (https://www.greenseal.com.my/). Anyone with experience with both companies, pls share your experience before I hired anyone of them to do the job.

Yes. By using our Waterproof 350A Cementitious moisture stopper and an top coat can solve your problem for 2 years product warranty.
It's very easy to apply. You may DIY yourself on top of the flat concrete roof using normal trowel.

We also have a product called BM Waterproof DF which is easy to use. Self levelling. Just pour on top of tiles then done.
It's transparent. Antislip version and coloured version can be done.
If want to safe cost then apply at groove lines only and 90 degree joint between floor and wall.
Same product warranty for 2 years.
