Due to rocketing landed propery prices, it is getting harder to find something affordable. I was thinking maybe we can compile a listing of new property launches that are within the rm500k range as a reference community resource to make ie easier for comparison purposes & to facilitate house hunting.

is Rawang consider KV? they are many of new launch.. saujana rawang (glomac), emerald rawang (goucoland) etc

oso many more at selayang near templer park..

rawang-selayang shud be included. please post the latest launch info if you have so that we can keep track!
we know once less popular areas in klang are now hot cakes, so, rawang and kajang may be next.
ya, now plenty of highrise, commercial, tiny apts.
better located freehold houses - new launch very rare, even leasehold. only multi mil houses available!!

went to IJM office, they say will have launching DST 20' x 70' @ Sri Gombak, pricing starting from >400k. Is it good to buy?

taman bukit permata2 developer is keruan jaya s/b @selangor property s/b. my fren just bought a unit there 2 1/2 storey (16x ?) corner with total land 3600sf at 460k. i think intermediate will be less than 400k. they hv also 2 storey link (16 x ?). pls chk with developer.

IJM 20x 70 >400k - i think it is a good buy. u wont be wrong if u invest in landed prop. sri gombak is not very far from kl city.

con - access road toward MRR2 is very jam , too many hse using the access rd.

Folia is 24x75

Maybe can put down also if the property is G&G, with Clubhouse etc

I think that adds value especially the G&G portion as security/safety is a huge consideration nowadays.

im very interested in this area
i work around jelatek aread & my wife will be working near the mines

can any1 coment on the traffice in/out since im not from KL?

Basically, Mahkota Cheras is a nice place to stay except the traffic during rush hours. The traffic lights near the main exit are horrible to all resident there. Do experience yourself on the congestion before you really make up your mind to get a unit there.

Gombak Permai? I saw the brochure - only 20 lease hold unit, built-up is 1884 sq.ft. Selling price 526K

What I meant was is there any JV developer with PKNS as PKNS don't usually do alone.

errr. some comment on the category.
how's ampang and cheras different?
no listing under puchong and shah alam yet? i thought there's a bunch of development along the corridor from sunway kayangan leading to klang meru? and all should be within the price range of <500k. eg. bandar nusa rhu or something like that? i think denai alam still got units below rm500k too under shah alam.
why isn't there category for area like pj? (lol: if got, sure kena sapu kaw kaw).
what about subang usj?

It is clear that for even further away and/or lower tier developer houses, most of them approaching 500K.

This one, PKNS is the sole developer. Buyer sign SPA with PKNS only, not like Anjung Sari (near Alam Nusantara in Section U13 Shah Alam) where PKNS jointly develop with Sazean Development (here buyer sign 3 party agreemnt with PKNS and Sazean).

For Alam Impian - You should register on the website... those intermediate units probably will sell out in 1-2days after launch... heard they are launching on end Mar or Apr...

438k is bumi price. For non bumi it is >500k - overpriced for a lease-hold DSL.
Some more the access road is not convenient

Under Klang the bandar parklands... FOlia ? i thought there's no more DS houseedi... the only ones in parklands now is the Wisteria(semi-d) which is >750k.
never heard of FOlia at all.
