only the floor, if including skirting is rm2300.... OMG.... think i do not need to consider this contractor anymore...  doh.gif

If you ask me, the price too cheap to be believe.

Anyway don't only compare $$$, other like quality, what included, what the site like, and is there water proofing? Labor job is not apple to apple comparison.

Most important, all few quote if the job are big.

oh is it?i've waited for a few niro sales before i finally realize that they dont usually put gcm04 on the sales item, thus for the cheapest that i could get was during homedec.
*
I brought my Niro during warehouse sales. 2x2 around your offer price, maybe cheaper. That was around mid 2011

was it the same model?their warehouse sale for 2012 happened around 2 months ago at their PJ showroom, dropped by and saw no cementum available. I have no doubt about u getting cheap niro tiles, but it too has to depend on what kind that u are getting, cheers mate.
*
Unless below is not cemuntum. I was deciding between grocerra or Niro, but was siding to grocerra similar model. Lucky Niro had warehouse sales, and that price made it cheaper than grocerra.

if that is the case, all i can say is that u were extremely lucky to have bought it with that price,i wish i had a house 2 years ago to start my renovation and buy tiles with low prices, did quite alot of survey and this price was kinda the lowest that i could find.
*
Not really the cheapest, my friend also renovate early this year, he got niro similar range, he told me similar price. I gave him my receipt for his reference.

Your price work out to be RM 9.2 per sqft, I have not seen this tiles but for that price is consider high end tile. You have not include installation. Maybe another RM 5 for installation that work out to be around RM 14.2 close to installing Merbau hardwood flooring for 3" width type.

More selection at Superceramic, and general tiles seller. Guocera shop only sell Guocera tiles, Niro shop only sell Niro. You can try another big tiles shop at cambell area.

Installation is still chargeable work. First grade tiles can be cheap, the price of the tiles you mention are more like a high end tiles like how feruni market its tiles.

Thanks Weikee for the clarifications. Actually I am not looking for any high grade or high end tiles, just reasonable price tiles that looks nice to me.

TarePanda, for me, the reason I choose tiles over hardwood is maintenance issue also. I just don't want to worry about spills or stains over the hardwood - in summary I am lazy  sweat.gif

Tiles maintenance are lower, but it does stain and fade

If you get grade 2, lower grade or some term is Grade B it may have one or more defective e.g.

- Some area of the tiles surface are bloated / pregnant
- Tiles wrap
- Tiles are not cut symmetrical, you notice some are offset in one angle
- color inconsistence even in the same batch.
- Size inconsistence, even same box some can be bigger than other.

Basically these are manufacturing defective.

Ya true.
I noticed my white horse tiles bout 1mm diff in term of length or height.
Luckily the workmanship OK, after put the gap white powder now looks good for me.

Variance in between the spec are ok. But some can be very bad.

I use Grade 2 for non exposed / cover area like under the wash basin.

Are we allow to check the tiles before purchase?
*
If already stated Grade 2 or B, you won't get refund for the defective i mention unless the tiles break. Grade A, you can change need to ask the seller.

How do you check each piece of tile when you buying in hundred or thousands pieces?

Good and nice 2x2 with installation will be about 25k using 5.00 for tile and 6.00 for installation fit every sqft. Broken marbles maybe somewhere in between.

You have not factor in skirting.

i was looking at a range somewhere between 12 - 15k after looking at @sovietmah post smile.gif, plus also changing of bathroom tiles and removing of a bathtub and etc
*
His estimation based on 1100 sqft, your is 2300. Labour alone using his rate is about 9k for your condo. You need go see 2x2 tiles price range between 10-16 suite your taste. Labour cab be different, remember pay peanut get monkey.

Condo installation sometime can be higher because of more logistics work.

You have not factor hacking cost fit old tiles, disposal cost. And like I mention early skirting.

Got many more cost. I personally think you need 25k. 2300 is very big area.

If a hole is there, get concrete cover. Don't plaster it. It could be drain access.

This hole i need cover it. I am looking contractor can do concrete top, concrete cover car porch hole & install tiles at store room.
*
This one is roof opening, your ealier description make it like floor "hole", which usually are drain access. What is the below access?

If no one will be walking on the top, don't need concrete slab. Glass will be nice, but expensive, pros is less noisy and won't fade. Poly will fade and noisy. A forumer here mention about better quality poly + thicker that will not fade and quiet as glass but I am not sure, you have to search and ask the person.

I think doing concrete cover then install plaster ceiling. Don't know how much to cover it.

If not enough supporting, will need addtional Pillar and Beam. That need to be consider. Ask contractor to quote. Need to link back to the existing slab too.
