10 days later..the bricks are laid, the cement render will start next week...

I have ask them to redo some part of wall that I thought was crooked...
contractors says any imperfections will be covered by cement rendering...to believe or not?

sorry-lah...I fix my own toilets...not other people's...haha

I am asking my contractor to move the toilet and make new one...that one is major work. Do you mean this type of work?

Added on March 11, 2011, 10:22 amTell you the truth, I agree with contractor to start the reno about the 23Jan 2011 , 1 week before CNY,..the progress made is very fast because he only do my work..actually estimate 3-4 months to complete.. my neighbour says his took 6 months to become 10 months!! and my reno almost the same as his...so I am trying very hard to keep to 3-4 months .I tell contractor that he do fast, he can save money...
Also I am full time yet I can still feel stressed..I pity people who still have to go to office to work and still deal with the contractor...

Many small small things need decisions..I am glad that I am not working at the moment to do this...

under pressure...

actually a lot of work being done but did not want to post...since it is about toilet and severage ...right?

ok...to share lah...contractor wanted rm3000 extra just to move this big iron severage pipe...that is dismantle this GI pipe and reposition this pipe as part of the wall...so you don't see the pipe...all 3 toilets has this pipe.

the reason is that there is lot of work as this pipe goes from above the roof down to toilet, down to the severage tank in the garden ...I post a pic below..

so be careful what you ask for...anyway...I told contractor to brick it up and hide it..no need to dismantle, it looks like it could last another 100 years...hehe..

contractor very sad...I turned his rm3000 to rm300.

hai yah...your contractor can taste your blood already..if earth movement can crack the GI(iron) pipe to the severage, I think your house also can crack in half already..what some more , they will replace with big PVC pipe...which is plastic...

if rust thru...maybe?...but I have seen those pipes, they are killers to even cut them...my contractor will not lie one...I look into his eyes when I ask him this ' those GI pipes ..very strong one..can last another 100 years...no need to replace also can lah".. he agreed. So not to lie and not to loose money...he say..'it is very lasting one...but very ugly... so better hide it.

a lot is commonsense...unless you can smell the shxt already, it will have sprung a leak...if not...don't touch it...very expensive one...

I posted more pics..the big pipe severage is very expensive to change so do NOT touch it if possible- just divert it not relocate it....

they know Chinese very patang this shxt thing...so they will cash in..however if you are very rich, then never mind-lah..

Also posted some cement rendering of the brick fence, and also the concrete roof.
You should consider concrete roof as it does add space for future use.. Normal roof tile is a bit of a waste..everyone enjoy!!

No..contractor don't pantang - it is more $$ for them , but they will try to tell you to remove and conceal them..

Target was 3 months -start date :Jan 25 2011 End date:April 30 2011(including shifting in)
Structural,new piping,wiring,plaster ceiling to be ready by 10 April,2011.

Not so easy - especially when I look at details and budget too. So spent lot of time examing..eg..cement rendering- I ask for 2 cement coat before plastering...aluminium doors and windows - went to the factory to check the thickness of glass and frame and mu;ti-point locking before cuttting..

I heard that they sometimes don't give the correct thickness- how you know...right?

Well..I have until end May to move out of my old house..

Here I can post a quote for 1.3 mm and 6mm glass..

Also this is for multi-lock i.e can lock not just at 1 point (but 3 points,so harder to break-the lock)

Here I have a sample for single lock...you can see it is a normal simple lock..

roof' or 'bumbung' - stop and consider..

RC roof actually is the modern look (add value to prop) also if build strong enough, can use as upstairs..

ok, first 2 pics, the no-use roof demolish so that the Master room can extend another 10 feet by 18 feet plus a nice balcony over the front garden(kept the original orientation)..
Another picture - the pergola outside the dining room is taken down to extend the dining, the columns is put up with an RC slab for a second floor.

Are you still within your budget? haha..

Firstly,I am not making a WET KITCHEN...as I don't like to maintain 2 kitchens- I have been using a dry kitchen for last 12 years and it suits me fine..
I noticed that wet kitchen then to be messy and dry kitchen becomes 'show kitchen'-hardly used.Do invest in a good hood..and plenty of cabinets , basket, sauce drawers,swing baskets, hidden rubbish bin and gas cylinder..

So I don't really chop big things..I will go for solid surface, likely white (in fashion)..but I am making a small island,a small part of it concrete top(prob with black homogenous tile - just in case,I need to use the big chopper...)..The island will also have a conduction hob..to cook tapas or do a steamboat..

My current kitchen - will bring some of the good ideas over...but it won't be nyatoh this time..

My contractor charge me rm5000 to redo new PVC pipes from meter to house baths(3),kitchen,garden,new water tank(outside slab) as the current pipes are jammed..
Installation of WC,taps are seperate costs..which depends what king of tap,but should be in range of rm50-200 each item..

Double storey house - maybe rm1800-rm2500?

Below is picture of concealed wiring with white PVC conduit. They hack the bricks little bit , put the tube in and then only cement and plaster render..this way- reduce double work.

Latest update - pain in the neck contractor slow down the construction. I am still wondering why? I refused to give him tiling works after he back out on his words to include cutting of holes for lead lights - I ask him twice before I let him do the plaster ceiling for rm12500..and he lied with a straight face...telling me twice in my face that it will be included...then halfway, told me it is not included.

God be my witness...this ALBERT PHILOMEN A/L Raja did not honour on his words. To me ,this is down right dirty so my gloves are coming off.

After that, quoted me painting job for rm9000. I refuse to give him both painting and tiling job because I don't trust him ..which I believe that I have the right...guess what...he slow down my wet work until I had to find a place to rent.
Wet works , which I have paid him 90%, he never complete..what a bad assx contractor.

3 times, he promised me a date, each time asking for money which I gave...each time he disappoints.

Stay away from this Albert Philomen A/L Raja - truly disappointed about the way he conducts business. He was recommended by a Christian real estate agent(Cleo from Reapfield)who I bought the house from...truly truly...a big slip-up on my part, as he claims to be a true Christian..I am slowly discovering the truth.

Today, his workers now tells me about his background- apparently this is not the first time.... He even has been in a fight with house owners...and was once punched. Tonight, I also met one of the several tilers that he did not pay....

Be careful of recommendations - especially from people who have not used the contractor before...

I did not want to do this....but after long thoughts, I think people out there deserves to know the whole truth...so I am sharing in this forum..as per my original intention...about the journey...

I think he is trying to suck your blood. Same with mine..the quotes becomes more and more expensive.

When first quote , it was cheaper than others...once work started mid-way, they feel confident they have caught you,like a spider., the quotes becomes more expensive than others,sometime 30% more..celaka...

Added on May 12, 2011, 2:34 amhaha...don't talk too soon...he don't need to collect payment, he will leave your house in a big muddy mess and then suddenly, he slow down to a stop and you will become more desperate than him...after that your hand will reach into the pocket and give to him just to progress on the job...this is their technique....like magic..

this is what happened to me..these guys do this everyday and 'cari makan'. I realized that you cannot let them know too much..
as they will use anything..I been managing vendors and workers for last 8 years and I thought I can handle these construction workers.
I realize that they are 'even wilder' and they will exploit any opportunities...there is no gentlemen rule...

Also seem to want to play games..lucky for me, I am an arrogant bastaxd, I hate to lose. I can take 1 year off work to play with him.

This Friday, I will make a police report, kick his ass and take back my house, let us see who loses the most.
