3.1 circuit loop all? >> Few circuit to be decide by me.
4.include fan?no fan half the price more then enuf >> No Fan. I also felt that the offered price is on the high side.

In fact you can do it 2 ways, cheaper option is to put in casing while another option is to hack the wall and then conceal pvc piping & wiring, ending with plastering work usually done by your main contractor.
