just booked myself a unit at mirage by the lake, a bit late already, now the price has gone up a little bit since they first launched. 1400++sf selling at 850k++, at 1st just wanted to have a look but ended up buying one unit cos the concept and landscape are too tempting and too attracting, planning to buy it for own stay, after staying in cyber for 4 years, I truly love cyberjaya, nowadays if i go kl or pj, i will be so scared walking by the road side, anytime kena snatch and rob sad.gif, but i never felt that way in cyberjaya ^.^

I dont think he is trying to compare but merely sharing his sentiment why he invested there...well this could be very subject. You are right that cant compare directly, but if you look at the overall picture (of course cyberjaya in a whole is much bigger than the entire DPC), you will realize that Cyberjaya in general has all the facilities (International school, recreational park, even with driving range, go-kart, etc) that DPC is having well apart from Chinese school.

It has Universities / Collegese (well you might not like it, but this is one pillars of economic if the other market is not doing well, everything has the respective pro and con), Bomba, police station, Offices (Local and MNC), Government agencies (LHDN, Bank Negara, MCMC, etc), etc.

One aspect that is more significant about cyberjaya is the availability of job opportunities.....

Benchmark against what it supposed to be will be slightly dissappointing, but benchmark against other major location, this already has certain momentum....if to make it more vibrant, the commercial/retails need to be in....

Mirage has got really good location and concept....the price to me is slightly above average ...unfortunately, most of this new luanches of condo everywhere is about 400-500psf (leasehold of freehold)......

+1

I've been staying in cyberjaya for almost 4 years and my husband almost 9 years, i would say I'm real happy to stay here. Last time i used to hear people say that cyberjaya makan very difficult, go kl/pj very difficult, buy groceries very difficult, everything is difficult, I used to think that way too before I moved in to cyberjaya. Once i moved in to cyberjaya I totally change my perception. I really enjoy staying here, makan definitely no problem, especially now with MEX highway, go kl/pj only takes 20-25 minutes without traffic jam, tonnes of job opportunities here, less/no crime, want to see movie or buy groceries? go alamanda which is just 15 minutes away from cyber. Now you can see lots of new projects launching and new building too, Cyberjaya is blooming now and it's definitely worth considering to invest into a property here.

I have been staying in cyber for 7 years and work in cyber too, indeed like what blowwater said, cyber is really the best place to stay in and work too as compare to anywhere in klang valley, personally think it can even beat mont kiara and bangsar, the whole township is rather new, clean and in proper structure unlike some place whereby u can see the mixture of new and old building/road, last time I do hear lots of people saying that cyber is like ghost town, well, I would say these people probably have nvr been to cyber or came many years ago.

True enough that with all the development in recent years, cyber has become superb place to stay, easy access to lots of places, makan, banks, yum cha, exercise, all no problem, even if I need to go Kl it only takes me 20 mins by using MEX highway, and if I really need to look for more choices in terms of food, it takes me only 20mins to drive to puchong.

Most importantly is safety issue, I do not really need to worry about kena snatched by walking around in cyber, with all decent people here, no traffic jam, main road all straight and wide, I honestly enjoy staying in cyber.

just realized one thing, anybody knows anything about the late delivery of vacant possession penalty? just read through the SnP agreement and based on clause 25, we can claim for 10% per annum of purchase price if VP is delayed.

it's based on the SnP agreement date, 36 months, I received my VP letter on 21st October, so it's already more than 36 months, can claim for 10% of purchase price per annum, see how many days the VP has delayed lor, everybody is different amount, can call developer to check it out.

Really? Why cant they auto send to everyone? If not claim, OSK keep for themselves ah?

Did you call to OSK KL office?
*
I didn't ask them this question, anyway the girl I spoke to just now seems to be avoiding the explanation, just ask me to quickly send email to her to proceed for issuance of LAD cheque. If you plan to call them, help to ask this question and update us here, hehe...

hi there, hv u got the additional car park you wanted? i'm at block A4 & hv a spare if u r still interested.

Hi Jeanginger, I have checked with management office, the problem with renting a car park is the owner will not be able to provide a master card as only 2 master access cards will be provided for each unit, I've been talking to few owners who are willing to rent the car park but no master access card because they need to use it too, I can only apply for 'user' card which will not allow me to go through the guard house, which means everytime I come back I have to get the guardhouse to open the gate for me.

So for the time being I don't need to rent a car park , only apply for the user card and management office actually ask me to park at visitor parking since there are plenty of visitor parking available. So far quite satisfied with MO as they are quire helpful, just that I only realized yesterday and the air con in my unit not yet filled up with gas! Tenant already moved in and complaint to me that the air con is not working.

Mine lake facing too.. Just put it up for rental. Fully furnished.
Hoping for higher rental rate. I heard partly furnished (no furniture, just lightings) going for RM2,800/mth.  thumbup.gif

we should really create a close group in facebook for all owners, this lowyat thread is opened and everybody can sees it and lack of privacy, creating a facebook closed group can gather all the owners and share information/problem/enquiry which is very useful at times. Who is with me?
