If the ex owner din do prefection of transfer... So the new owner never get geran?

New owner will get the title also in the end. Just that need to go through a longer process.
From developer transfer to the ex-owner/auction bank. Then only another transfer to the new buyer name.

If I'm bankrupted owner.... Why I want pay the transfer while the unit not owned by me any more

In lelong, this cost is borned by the purchaser. New buyer.

Buyer (via lawyer) will deal with the auction bank and JMB and developer and local council only.
Doen't required anything from the ex-owner.
