Here ...!! Few photos from my unit.
No major reno..just simple ones, and cheap! biggrin.gif

Bro...I'm thinking of adding an island for my kitchen too similar to how you do it. Did you get the Signature Kitchen guys to do it or did you engage your own contractors? Mind to share how much you spend for that reno and your contractor?
*

[/quote]
Island own design, no need for any ID people (simple ones la, costs only less than RM4k). No renovation at all, only light fittings, bedding and mattresses, carpet, TV, AV set, fridge, and various kitchen equipment, curtains, mirrors and bathrooms accessories and off course, electronic finger print lockset! All for approx RM40k rclxub.gif

Went hunting for items from Kota Damansara to Sungei Besi to get best value.

Now gonna look for some nice paintings and perhaps a LARGE mirror for living hall.... mirror make the area much larger..

BTW; unit not for sale nor rent. Currently weekend retreat thumbup.gif

Thats pretty normal for the echo. are ull paying maintenance for acccesory parcel also? Can the maintenance collection now be enough to light up n guard d whole development?

I think rental demand should be there among senior expats but expect not hit 4.5% yield la.
*
4.5% yeild? Aiyoo.. barely to pay instalment...
Wouldnt settle for less than 6% thumbup.gif

this might be a bad idea for both the MBTL resident and the condo owner...

student might prefer other studio or condos with commercial elements...rich student wont like to squeeze with others

and personally I think modify the condo become a student frenly condo is downgrading the condo and lower down the property value. different product for different segment of ppl la biggrin.gif
*
Ya lor! Owners shouldnt have downgrade the value of condo by maximizing $$. I understand the management allows 5 max access cards for 3+1 unit (2 CP+3users),not sure about smaller units. I guess if there are more students, then the salt lake pools would be ideal lepaking place... poor villa owners icon_question.gif

Don't have issue with ceiling, not the highest floor... Always make it a point not to buy unit with concrete slab as roof ... cool2.gif

yes - i've learnt the hard way..
wanted the unit as it has uninterrupted view of the lake - from the 2nd bedroom. obviously mine is not the one facing lake unit.
*
U need to get the main con to re do the rooftop water proofing ... PU grouting works don't really work in the long-term. The main con -Setiakon's works works have been questionable; my current apartment also done by them! Highest units have major major complain about leaking ... cry.gif

is that right..?? sucking it and release it on top..?? can anyone confirm this..??
if that's the case, might as well tear down the whole cabinet for re-do..
*
This is the smokeless chimney hood. It actually suck the smoke and steam and retains the oil compound at the filter, thus releasing the ""smoke" into room atmosphere... It doesn't really make your room/living foggy but sometime it does leave a foggy kinda feeling (unless you are barbecuing at the stove) ... you have to keep cleaning the filter occasionally.. From my experience MBTL is very airy if you leave the sliding doors and windows open, so no smoky smoky feeling ... biggrin.gif

To change to exhaust type chimney, you need to hack thru the wall ..lots of works and costly .. ohmy.gif

The gym is up & running.
The current residents are having a blast at the Salt Pool during the weekends!
The courts... tennis, squash & badminton looks complete but never actually tested them yet.

As for the Olympic size pool, the developer's still working on it.
*
I'm not a tennis player nor squash, but I can whack a few shuttlecocks ..... anyone wanna have a go with me, new badminton court wor ... brows.gif brows.gif

BTW: Did anyone wonder where is the multi function hall for Mirage is? If there is one, @LOL

I'm still struggling with hairline cracks within the 2nd room of my unit.. quite surpirse that no other unit experiencing the same.. is it..?? at least, this what been told by the project team..

everytime they hack and re-do skimming and painting - the crack will be visible again after few days.. tired waiting..  rclxub.gif

and did anyone know that Setiakon is using cement bricks for the outer wall..?? is this a common thing for high-rise building..??

seperately - still working for the design on the unit.. did anyone move the A/C to differenct location..?? referring to master bedroom and 2nd bedroom..

Thanks..
*
Hmmm. my unit doesn't has much repair works actually.
But now the AC is giving problem. DO you know that there are two compressors with 5 blowers (3 rooms, 2 in living). The monster compressor with 3 blowers always giving problem, sometime 1 blower blowing only air. In future if any of these compressors break down, all respective blowers cannot be used. Don't know why the developer chose this kind equipment hmm.gif hmm.gif

Anyone has the same problem with me? I feel like the A/C is not cold at all, just air coming out. I closed all the windows and turn A/C in my room and i'm sweating, feel like it's cooler outside.help!
*
I had the same problem earlier. (read earlier postings).
Call the management, it could either one or more of the followings issues:

i. no gas
ii. check wiring - OSK using 1 compressor to 2 or 3 blowers (mine has the wrong piping)
iii. hair line leak at incoming piping

Cheers! Good luck.
