Wah boss. Guess I unable to answer u this leh.

For me, its highly depends on the exact location, selling point and the facilities given leh.

If KR1 is Freehold, I reckon about 15% higher gua. But if such facade and current accessibility, I doubt it worth RM 613 psf now ( RM 533 psf x 15% extra )

Hope they deal with the external paint quality. If not, KR1 gonna look bad in 2 yrs time. And thats gonna look like an eyesore for KR2.

The hope for them to do something to the KR1 external paint quality will be as slim as nil.

You might as well work on KR2.

You might as well work on KR2.
The only way they will take action on KR2 is if owners make noise. But how many are making noise? Most still dont realise the effects of this poor quality paint in the long term.

think many flippy into this project. especially agents.

who cares? as long as sell after vp. let the sub buyer take over the key and suffer.

request for developer to repaint. sibeh hard. if sold out liao lagi susah right?

Cosmetic issues can be settled with enough funds, I'm more concern on the quality of the building such as water proofing, building materials etc.

Results will be back in a few weeks time after owners perform inspection. Let's see.

Poor external quality finishing has a big detrimental effect on the price. If the developer cant even get the finishing right, then what about internal services as well?

too bad... launch price consider sibeh low at that moment. even 1year + ago.
still consider low at this area new launch.

after VP still need to bear with a little jialat access road for a while. until the lrt road open.

for internal service hmmmm..... don't have good feeling about it.
wait form a jmb to tackle the issue one by one maybe?
worst case... resident need to self-saving liao.

Yes thats worse case. But its not the case with KR2 now. We still have alot of time to deal with this and ensure the same mistakes are not repeated by the developer. If the owners of KR2 keep silent, then surely the developer isnt gonna spend money to provide us with quality paintwork. They have cut corners with KR1 and diluted the paint and thats why the external finish is at the present condition. Stand near the entrance and you will see just how thin the paint is. This kind of paint will not last and before year end ull see the cracks, peeling and discoloration.

cybermaster98, you got a point there, prevention is better than cure and I assume you are an owner of KR2, how would you suggest we approach this for KR2? I am concerned on the paint too though I am no expert on paints.

Sorry, this post should have been in KR2.

No Different.

KR1 and KR2 is JV btw Kiara Resources Sdn Bhd and Knox Halim.

The Rimba Residence, Kinrara is solely by Knox Halim as a developer. If as a consultant, sales and marketing, contractor, then a lot and the latest one was Scott Soho.

Kiara Resources is made up by directors of big painting company, architect and if not mistaken, beside Scott Soho, they were the ex contractor for Subang Avenue and EmbassyView, KL.
