honestly speaking price per square feet is about RM300 which is consider still cheap compare to bukit jalil area which is around RM350
property price always need to see per square feet and not the total price...

anyway to me is still a good buy cause i survey the area and do some comparison with Koi Kinrara and Atmosphera which launch 1 year ago along Jalan Puchong.. their price is around RM220 psf and this one is RM300 psf which is acceptable as property price appreciate about 25% to 30% from last year to this year...

as for the really big mosque nearby that area... i have ask some of my friend who stay in Sri Jati... they say not much of a concern...

one big concern for those ppl stay in Sri Jati is the PARKING SPACE which is crazy crowded... so i guess this is the only problem...

even the apartment that i am staying right now.. Nilam Puri in BBP 2, also crowded.. one apartment with 3 cars and only 1 parking space.. haha!!

if got money is worth to buy but for me i do not have the money so cannot buy.. hahaha...

check this out in TAMAN YARL lease hold with starting with 1000 sqft and starting price is RM360k... hahaha... so meaning is like RM360 per sqft... and is lease hold and is way expensive than this property!!! summore in Bukit Jalil area which i rather choose Residence 8...

guys & girls... i have a unit on hand where i got it for 7% early bird discount and now wanted to let go as finally i found my landed property by LBS in BSP.

Now since i paid the booking fee cant cancel.. so if anyone wanted to buy i can transfer the name over and all you need to do is pay me RM5k

You will save 2% from the property price as now they only giving 5% discount

My unit is a very nice unit number block B Level 8 unit 7 (RM423,900)

Please PM me and if really no one want to take this up, i have no choice but to keep it...

I am not a flipper and i dont earn a single cent over this matter...

i work in Cyber.. my GF work along Federal.. i dont mind the travel is all about her...

Now we stay in Bandar Bukit Puchong 2 which is like 10 mins to my office and everyday she have to wake up @ 6AM to go work cause want to beat the jam. She sacrifice a lot for me.. so i dont really mind where as long as is a neighbourhood which she is happy staying in...

got too many ppl enquire on my R8 unit.. okay below is the specs:

Block B Level 8 Unit 6
RM423900
1300 Square Feet
4 Bed and 4 Bath
7% Earlier Bird Discount
Facing Swimming Pool & Garden
I dont earn a single cent as i got it @ 7% discount and wanted to change name @ 7% discount
if the deal is ON, then we need to go to the developer to have the booking receipt do a name change..
once developer agree you need to pay me RM5k

Reason for sale: getting a landed @ BSP by LBS

mine is unit block B which is on the right one.. level 8 and unit 6.. facing fountain and swimming pool.. so anyone interested?

some general info...

what i know is that OCR is actually being run by all their family members...
the Marketing Director is Emily who is the grand daughter of Ong Chong

marketing is very not very good as they dont advertise other than their own website(lousy site layout) and iproperty, most of their unit sell through friends referral and i got mine when my friend told me about the project...

if they were to setup website, do some road show and have invest on modeling then will be a different story..
from what i understand they dont plan to have a show unit and they are confident that all units will be taken up...

another thing is that their AP already APPROVE but still they dont want to start working on the contraction site... they say only start touching the ground by March...

being a conservative developer has its good point as well where 1 thing for sure they are super duper loaded and this project is under OCR directly and not some other subsidiaries which we buyer are very well protected..

in summary it is still a good buy where my unit @ 8 floor is only RM326 psf

i went to their site already... they dont do anything yet and just a single sign board with Residence 8 on it.. haha
this company as i stated earlier are very chinaman style punya company...
dont do any road show and if go to their office only see printout in A3 paper...

but road access is actually not that bad cause my GF work in federal and travel through Old Klang Road Everyday and she told me she prefer travel via OKR instead of LDP as OKR got lots of traffic light which slow down the traffic but still moveable at an average speed compare to LDP which everyday also JAM JAM JAm.. haha. .this is her comment la...

by the way this unit is just like 7 mins away from her office as she work sumore where near menara AXIS - we try to measure it 2 weeks ago smile.gif (9:30PM)
if is normal day during hectic hours.. i guess will be around 15 mins...

im looking for 2.4%...

if anyone manage to get 2.4% please do share the banker details here...

I would prefer OCBC and Maybank as they offer semi flexi which does not need monthly fee of RM10 and RM200 start up fee...

Semi flexi means no need advance notice for dump in compare to conventional loan

full flexi has a disadvantage of RM200 start up fee and RM10 monthly charges...

hahaa..... this is not my first property.. so trust me you need to take semi flexi which is the best deal...
you can just give up MRTA as is not really worth it...

not really la.. they dont use sticker... as mention earlier...they conservative type of company..
the use paper print out in excel format and fill up the buyer name
once buyer pay RM5k.. they will fill up buyer name...

if anyone happen to go to OCR again.. please help to give an exact count of how many units left....

just made a call to OCR...
Block A left about 3 floors
Block B left about 7 floors

so the total unit for this apartment is 308 as per the info from iproperty...

So the calculation should be:

Block A Units left = 3 x 8 = 24
Block B units left = 7 x 7 = 49

Total units left = 73

Total % sold = (308-73) / 308 = 76% sold off!!

According to the sales agent she told me is about 70% sold off... but my calculation show 76% hahhaa.. anyway is very close...

lock down 5 years not really worth it cause when u want to sell earlier you going to lose out 3% of the total loan amount...
and the 3% of the loan amount cannot even be cover by 0.1% different...
this is the lesson i learn when i purchase my first property..
anyway 1 year ago most of the bank offer 5 years lock lock... so i guess since now got a choice of 3 years everyone would prefer 3 years..
further to that is very hard to get a 3rd property due to the 70% as this is the new game plan from the government to stop the flippers!!
so always go for 3 years!

@honey - great idea on FB but someone need to manage that.. since is just 4 of us which is active i guess let us stick to this thread...

@temtation1314 - try to see my previous posting as i have given a snapshot of the actual location and if you see clearly the mosque is quite a distance.. i also support this statement by calling my friend who stay in Sri Jati and they told me is not a concern

@ daryan_x - yes same for my case.. my banker name is Kumar and he also promise a -2.4% under semi flexi package but i have yet to see a b&w myself... hopefully by monday everything can settle

@tea - carpark 20k for side by side and 15k for tandem... buying a car park is a wise decision but need to pay in advance is something i dont like.. further to that it could not be factor into the loan is another problem.. they say can pay via installment for 6 months which means almost 3.5k per month need to pay... sell ass everynight also cant afford to pay.. they are idiots.. but was thinking of nego on the carpark with them.. let me know if you have a better idea... alternatively i am going to swipe my credit card with 20k and do a balance transfer to another bank under 0% interest and this is the last option

once out they will call all the R8 owner to make a choice and best if we can go press the price with the developer before we sign...
anyway tandem is not going to be a good idea.. always go for side by side better
