QUOTE(majorarmstrong @ Jan 20 2011, 12:36 AM) im looking for 2.4%... hi majorarmstrong,if anyone manage to get 2.4% please do share the banker details here... I would prefer OCBC and Maybank as they offer semi flexi which does not need monthly fee of RM10 and RM200 start up fee... Semi flexi means no need advance notice for dump in compare to conventional loan full flexi has a disadvantage of RM200 start up fee and RM10 monthly charges... hmm.... sound complicated la! each bank hv different package on semi flexi & full flexi? y my banker nvr mentioned this to me1? hmm.... need to find out... i jux back from OCR, now the promotion is 5%. left high floor n block B. and i meet may-banker there saying that, start from this week other bank offer less then -2.3, which is -2.25 or 2.20. yeah im looking for 2.4% too... hehe... i hv compare so far Ambank give the lowest MRTA. cheers! |

QUOTE(majorarmstrong @ Jan 20 2011, 11:42 PM) hahaa..... this is not my first property.. so trust me you need to take semi flexi which is the best deal... Oppsss... Majorarmstrong, what i mean is high floor for block A (estimate 20%) and still hv 45% of block B still available.you can just give up MRTA as is not really worth it... wow block A already finish? Are you sure? So total how many units left? Yeah... probably i should count it next time... Added on January 21, 2011, 3:51 pm QUOTE(majorarmstrong @ Jan 21 2011, 04:41 AM) u mean the cover up with face booking? Hi Majorarmstrong, keep the unit la... v b a neighbour! not really la.. they dont use sticker... as mention earlier...they conservative type of company.. the use paper print out in excel format and fill up the buyer name once buyer pay RM5k.. they will fill up buyer name... if anyone happen to go to OCR again.. please help to give an exact count of how many units left.... PS: since no one want to take over my unit.. i am going to keep chor... yesterday, i went to OCR, they say now the new promotion is 5%. if let say wanna trasfer... sound like cant get the 7% discout price. that's what i heard la... mayb im wrong... hi all,
AmBank offered BLR - 2.25%. Lock for 3 yrs penalty 2.5% of loan amt. for AmBank, they only offer the loan amount base on discount price 7%. the Banker told me all the applicant also like that. got few ppl ord approve the loan n ord sign... so, this rate is ord fixed!! Can’t change any more. So MStrong, for BLR -2.35% or -2.40% only for loan Rm400++, my loan is RM300++ possible to get BLR -2.40%? Yeah car park can put in the loan, but i was thinking to pay in 6 time la. put in the loan end up paying rm40k. OCR said got time frame by 6 month period need the clear the rm20k. cham..... So any1 ord survey the MRTA, MLTA? |

QUOTE(majorarmstrong @ Jan 26 2011, 07:11 PM) well, is a MLTA + something like the saving insuran plan... so after some year there is a interest (depend on their company performance previous record is 18% something la, not really sure) so for the loan tenure is 30years, so the MPRP roughtly need to pay rm6k per year for 20 years :- rm6k x 20 years = RM120k so there is some interest let say 8% per year.. so roll-roll-roll for 20 years become RM159k. and that time our loan balance is RM150k. so can use the RM159 settle the loan. and still hv RM9K in our poket. by this can shortern the instalment time by 10years. plus total saving is about rm200k. so the insuran part hv RM682k for death/tpd/36 illness.. (this part im not sure how to claim la, sound very slimless for me) my personal command is rm120k become rm159k is that guarantee? is 20years story... is very subjective it could b more it could be less. but for those who are interested can explore la... Added on January 26, 2011, 8:31 pm QUOTE(majorarmstrong @ Jan 26 2011, 08:29 PM) if im not mistaken block B, unit 5 & 3A is facing banglow or few block apartment/condo on top of the hill & tree, ... i remember like hv small hill... but b'cox our level is start from 6th floor so is about the same height.... QUOTE(majorarmstrong @ Jan 29 2011, 06:37 PM) me too but nobody will know what will happen in 3 years time... well, R8 hv 7% discount... it actually consider no discount as they jux take out one car-park rm20k. another logic behind why taking 3 years compare to 5 years is better because nobody will know what will happen in 2014 where banks might offer up to BLR -3% or something like that when our economy is doing so well and it will cost no penalty to refinance.. die die also you should fight for 3 years lock down period.. the difference is not much for the 0.05%... Added on January 29, 2011, 5:55 pm Sharing some info in my blog... ![]() so if add another car-park back to square too.. |

QUOTE(majorarmstrong @ Jan 30 2011, 05:03 PM) capital appreciation for car park will not be much Yup agree wt MStrong, appreciation of car park wont b so high. Well, did check with OCR, in future they will rent in rm100 for each car park. as for now the rental for car park around condo's are ranging from RM30 to RM70 per month only... most people buy car park is also not to fetch rental but more towards being more convenient when we have 2 cars at home... Base on the plan OCR had built 5 floors of car-park with 700++ car-park unit. so 308 house unit if let say 2 car in each house still enough to supply. anyhow, in future thing very difficult to say, mayb each house hv 3 cars... then... hv to rush to rent car-park every season whn wanna renew it. jux like now happen to the place i stay... |

but i like yr news on the subsales... whr u get the news? sure increase so fast? Im thinking is that a sales tactic for OCR to goreng the R8? anyway is good news... but im worry is that going to b a bubble? later alot of ppl lelong.. die oso... bcome no value... :hmm: hmm.... or OCR want to push out the balance unit... so they hire agent to work for them... haha.... jux my point of view  by the way, i notice there is another piece of land in front of the jati 2 & the shop... any idea for that land? y not convert to car-park? shall purpose to jati 2 management.. so their residences dont block our road to r8. haha... ohh yeah... any1 knw how to throw the rubbish @ R8? whr is thr rubbish room? near the lift? or @ ground floor? |
