I go through the same road everyday, so can get a very good feel of the time taken. If one leaves anytime between 8.00am to 8.30am, it will take anything between 20 minutes to 40 minutes just to get to Mid Valley. In contrast, if it's a weekend or if you're driving at night, the same trip shouldn't take more than 10 minutes. Heading towards Sunway is tougher, because that section of Old Klang Road leading up to NPE is always in a gridlock during morning rush hour. Expect at least 20 minutes too just to clear that. When its clear, that stretch of road can be cleared in only 2 minutes, and a max of 5 minutes if you're caught at both the traffic lights.

I think a realistic valuation price would be low RM500psf.
